(Dan Tri Newspaper) - The new land price list in Binh Duong, effective in 2025, shows the highest price exceeding 52 million VND/m2 for many streets in Thu Dau Mot City.
The People's Council of Binh Duong province has just issued a Resolution adjusting the land price list for the period 2020-2024, effective from January 1, 2025 to December 31, 2025.
For urban land, the highest land prices in Thu Dau Mot City are on Class 1 roads such as Yersin, Bach Dang, Cach Mang Thang Tam, Binh Duong Boulevard (National Highway 13), Dinh Bo Linh, Doan Tran Nghiep, Hung Vuong, Nguyen Du, Nguyen Thai Hoc, Quang Trung, and Tran Hung Dao, reaching 52.16 million VND/m2, an increase of nearly 38% compared to the old land price list.
The prices of type 2 roads in location 1 of Thu Dau Mot City have also increased significantly, with new land prices ranging from 20.9 to 40.7 million VND/m2.

In Thuan An City, some sections of first-class roads in prime locations such as Cach Mang Thang Tam (formerly DT.745), Do Huu Vi, Hoang Hoa Tham, Phan Dinh Phung, Thu Khoa Huan, and Trung Nu Vuong have prices of 28.7 million VND/m2, an increase of 49% compared to the old land price list.
In Di An City, some sections of first-class roads in prime locations such as Co Bac, Co Giang, GS 01 Road in the Areco Green Square residential area, Road No. 9 in the Di An City Administrative Center, Nguyen Thai Hoc, Road No. 5 (Co Giang - Tran Hung Dao), Road No. 6 (Co Giang - Tran Hung Dao), and Tran Hung Dao have land prices of 35.3 million VND/m2, an increase of nearly 84% compared to the old land price list.
In Ben Cat City, the highest prices are found on type 1 roads in prime locations such as the bus station leading to Ben Cat Market, Lot A, and Lot C of Ben Cat Market, at 22.7 million VND/m2, a 72% increase compared to the old land price list.
Tan Uyen City has the highest land prices, reaching nearly 21.3 million VND/m2, along two main streets in the new market area (Uyen Hung).
Bau Bang District has the highest land prices at 5.6 million VND/m2 for Type 1 roads, Location 1 along Binh Duong Boulevard (National Highway 13, Lai Uyen Town), and the My Phuoc - Bau Bang arterial road. Bac Tan Uyen District has the highest prices at 18.5 million VND/m2 for Location 1, Type 1 roads along the main East-West axis, the resettlement area, and the Bac Tan Uyen District Administrative Center.
In Phu Giao district, the highest price is 9.5 million VND/m2 for prime locations on type 1 roads such as Doc Lap, DT.741, Cua Bac road, Cua Nam road, etc.
The land price list also adjusted upwards for rural land prices. The highest price was in Ben Cat City (Area 1) at 13.6 million VND/m2, mainly along internal roads in the Phu An commune resettlement area. This was followed by Tan Uyen City (Area 1) at 9 million VND/m2 (internal roads in the Bach Dang and Thanh Hoi commune resettlement areas)...
For agricultural land, specifically land for annual crops (including rice paddies and other annual crop land) and aquaculture land, the highest price in Thu Dau Mot City (Area 1) is 1 million VND/m2, 2.6 times higher than the old price list. In Thuan An City, this price reaches 900,000 VND/m2, more than double the previous price.
For land used for perennial crops, concentrated livestock farming, and other agricultural land, the highest price in Thu Dau Mot City (Area 1) is 1.2 million VND/m2, nearly three times the previous price.
