Which industrial land in Can Tho is currently the most valuable?

Following the merger, Can Tho city issued a unified price list for various types of land, including industrial zones and industrial clusters.

On March 26, the Office of the People's Committee of Can Tho City announced that the City People's Committee had issued a land price list for 18 industrial parks and clusters in the area.

Accordingly, the lowest land price in the price list is for the Xay Da B industrial cluster (Ho Dac Kien commune) at 460,000 VND/ . Next is the Tran De industrial park (Tran De commune) at 525,000 VND/ .

Tra Noc 2 Industrial Park (Phuoc Thoi Ward) and Thot Not Industrial and Handicraft Park (Thot Not Ward) both have a price of 700,000 VND/ .

For the industrial and handicraft cluster of Vi Thanh city (Vi Thanh ward), a plot of land or area adjacent to the frontage of one road is priced at 792,000 VND/ , while land adjacent to the frontage of two or more roads is priced at 864,000 VND/ .

Land prices in Tan Phu Thanh Industrial Park (Thanh Xuan commune) are the highest among the 18 industrial parks and clusters in Can Tho city.

Meanwhile, the An Nghiep industrial zone in Soc Trang ward and An Ninh commune both have a price of 835,000 VND/ .

There are 3 industrial zones with land prices of 1.05 million VND/ : Tra Noc 1 Industrial Zone (Thoi An Dong Ward), Hung Phu I Industrial Zone (Cluster A) Phase 1, and Hung Phu 2B Industrial Zone (both in Hung Phu Ward).

The Long My town industrial and handicraft cluster (Long My ward) has two price levels: the section of Cach Mang Thang Tam street (from provincial road 930 to Cai Lon river) is priced at 1.2 million VND/ , while the remaining area is priced at 1 million VND/ .

Located in Hoa Luu commune, the industrial cluster of warehouses and docks in Tan Tien commune is priced at 1.078 million VND/ . Meanwhile, in Vinh Trinh commune, the Vinh Thanh industrial park is valued at 1.2 million VND/ .

The land price of 1.98 million VND/m² is the general price applied to the four industrial zones/clusters in Chau Thanh commune, including: Song Hau Industrial Zone Phase 1, Dong Phu Concentrated Industrial Cluster, Phu Huu A Concentrated Industrial Cluster Phase 1, and Phu Huu A Concentrated Industrial Cluster Phase 3.

Meanwhile, the Tan Phu Thanh Industrial Park (Thanh Xuan commune), phase 1, has the highest land prices in Can Tho city, with the section facing National Highway 1 priced at 2.898 million VND/ , and the remaining sections at 2.145 million VND/ .

According to the People's Committee of Can Tho City, the aforementioned land prices are consistent with the actual situation in the locality. This serves as a basis to ensure the legitimate rights and interests of land users, for example, when the State calculates compensation for land acquisition.
