According to JLL's Q3 2023 report on the Hanoi housing market, the average primary selling price of high-end apartments in Hanoi reached US$2,664/m2 (approximately VND 64 million), a decrease of 12.56% quarter-on-quarter. However, this is just an average figure; in reality, the selling prices of some prominent projects are significantly higher.
According to Mr. Tran Quang Trung, Business Development Director of OneHousing, in 2023, OneHousing's statistics showed that the selling price at high-end projects in Hanoi reached 90-100 million VND/m2.
However, in the last days of December 2023, the market recorded a project being offered at prices as high as 150 million VND/m2.

Heritage West Lake, developed by Capital Land - Hien Duc Joint Stock Company, is one of the most expensive apartment projects on the market (excluding Masterise Hang Bai, which is priced at over 1 billion VND/m2).
Currently, on many real estate classified websites, Heritage West Lake is being advertised for sale at a wide price range, from 94 million VND/m2 to 151 million VND/m2.

Specifically, on the website batdongsan.com.vn, a real estate agent posted an advertisement selling apartments at Heritage West Lake for approximately 94 million VND/m2. For example, a 3-bedroom apartment ranging from 145m2 to 150m2 is priced from 13.6 billion VND (equivalent to 9.37 million VND/m2), while a 4-bedroom apartment of 180m2 is priced at 18 billion VND (100 million VND/m2).

Meanwhile, corner units are significantly more expensive. A 180m2, four-bedroom corner unit is being offered for 25.8 billion VND (approximately 143 million VND/m2). A similar unit is priced at 27.5 million VND/m2 (152 million VND/m2).
Heritage West Lake is built on an 8,971m2 plot of land and comprises three 25-story apartment towers. The project includes 173 residential apartments, 202 serviced office units, office space for rent, and commercial and service areas.
There is no shortage of apartments priced at nearly 100 million VND/m2.
It's clear that in the Hanoi market, no project can compete with Heritage West Lake in terms of price. However, it's not difficult to find a few projects priced at around 100 million VND/m2.
In the last two months of 2023, the real estate market in the West of Ho Chi Minh City was abuzz with the appearance of a project priced at up to 100 million VND/m2. This was the Lumi Hanoi apartment complex by CapitaLand Development (Singapore).
This project comprises 9 towers, ranging from 29 to 35 stories high, on a total land area of nearly 5.6 hectares, providing approximately 4,000 apartments to the market. The average price of the project is between 80-100 million VND/m2.
Currently, in Hanoi, real estate near West Lake is highly valued. Therefore, it's no surprise that most of the projects with the highest prices on the market are located near West Lake. However, the supply in this area is quite scarce. Most projects on the market have already been handed over and are in use. Only a few projects are currently being offered for sale. Han Jardin is one of them. On social media, Han Jardin's products are being offered for sale from over 70 million VND to 100 million VND per square meter.
A homeowner is selling a 4-bedroom, 142m2 apartment at Han Jardin for 15 billion VND (equivalent to 106 million VND/m2).
Despite lacking the advantage of being located on West Lake, T&T Capella is highly sought after by buyers because it is situated in one of Hanoi's four central districts. Located on prime land on Pham Ngoc Thach Street, T&T Capella is being offered for sale at prices ranging from nearly 70 million to nearly 90 million VND per square meter.
A member of the Batdongsan.com.vn website is advertising a 2-bedroom apartment measuring 68.58m2 at T&T Capella for 6.1 billion VND (approximately 89 million VND/m2).
As can be seen, these projects have exceptionally high prices in the Hanoi real estate market. Currently on sale, projects such as Grand Sunlake, Berriver Jardin, The Matrix One, Hanoi Melody Residences, Rue De Charme, etc., have significantly lower prices, around 50 million VND/m2.
Currently, it is very difficult to find an apartment priced below 30 million VND/m2.
