
On May 14, the auction of land use rights for residential area infrastructure in residential group 2, Nguyen Du ward (now Bac Ha ward) brought unexpected results. 19 land lots were put up for auction with a total starting price of over 137.725 billion VND. As a result, 100% of the land lots were successfully auctioned with the proceeds reaching over 198.4 billion VND, exceeding the starting price by 60.67 billion VND. This is the auction with the highest price increase among the 5 areas that the City People's Committee has organized auctions since the beginning of May.
The total price step value is nearly 30 billion VND, many plots of land were auctioned with price increases of 10-15 steps, reaching the winning price of 10-16.4 billion VND/plot. There were 8/19 plots with winning price exceeding the starting price from 4 billion VND to 5.58 billion VND.
Mr. Tran Tuan Nhat - representative of Minh Nhat Joint Stock Auction Company said: "The company is the unit organizing the auction of land use rights for the infrastructure of residential area group 2, Nguyen Du ward (now Bac Ha ward). This is a prime land, located in the city center, with synchronous infrastructure investment, so right from the time of posting information on mass media channels, it has attracted the attention of many people and investors. The successful auction of 100% of the land lots with high return value is also within our expectations, contributing significantly to increasing the city's budget revenue."

According to real estate trading floors and investors, the recent increase in auction land prices is due to the effective Land Law 2024, which has brought about many important changes, including adjusting the land price list closer to the market. These adjustments have created a more transparent legal environment, attracting the attention of investors.
Along with that, the real estate market law is starting a new cycle, land prices in Ha Tinh City have been on an upward trend since about 2 years ago and have increased more strongly since the beginning of 2025. Accordingly, land prices in Ha Tinh City have increased by 15-20% compared to the same period in 2024 and increased by 10% compared to the beginning of 2025, depending on the area.
Central wards such as Bac Ha, Ha Huy Tap, Tran Phu are recording the strongest increase, prices ranging from 20-30 million VND/m2, depending on location and development potential. In addition, the planning areas adjacent to the center such as wards: Thach Ha, Thach Trung, Thach Hung... are also considered potential areas, prices ranging from 14 - 22 million VND/ m2 , depending on the area.

Mr. Ton Quang Ngoc - Director of Ha Tinh Real Estate Joint Stock Company said: "Since the beginning of the year, this is the second time the real estate market has recorded remarkable growth. This is also consistent with the annual market rules as well as the trend of the whole country. Currently, the real estate market in big cities such as Hanoi , Ho Chi Minh City, Da Nang ... is also very vibrant, prices tend to increase.
Particularly in Ha Tinh city, in recent years, along with the province's policies, the local government has paid attention to planning and investing in infrastructure development. Many key traffic routes have been expanded such as: the Eastern beltway, Ngo Quyen street connecting with the North-South expressway, Xuan Dieu street extension, and Xo Viet Nghe Tinh street extension are being implemented, opening up development opportunities for suburban areas. At the same time, the urban infrastructure and inner-city traffic have been invested synchronously and modernly, attracting great attention from investors, especially recently, there have been many investors from other provinces such as Nghe An , Hanoi, ...".

Some other assessments say that the real estate market, especially the land segment in Ha Tinh City, is bustling and prices are high because compared to other provinces, the province's internal investment channels do not have many options. While the retail gold market and stock investment habits are not yet booming, real estate is the main investment channel for people.
In particular, the impacts from the macro economy, the Government's real estate market stimulus policy, and credit policies with preferential lending interest rates for this market are also factors that make investors boldly "put money down".

In fact, the demand for residential land and accumulation of assets by land plots of Ha Tinh and neighboring people is quite high, which has made the auctions as well as the free market "warm up" every day. Ms. Tran Thi Ngan - a resident of Thach Ha town said: "After researching, the infrastructure planning area of Trung Tien residential area, Dong Mon ward, phase 1 has a moderate starting auction price (about 1 billion VND/lot), I decided to register to auction 2 plots of land with the hope of having land to build a house. However, the demand of people to buy planned land is very high, so the winning price is quite high, not much different from the central areas. There is a lot that reaches more than 4 billion VND/lot, nearly 30 steps higher than the starting price. I am continuing to monitor and can prepare auction documents in Thach Ha ward in the next few days".
In May, Ha Tinh City organized an auction of land use rights in 9 planning areas with 210 plots of land. These are the "golden land" plots, most sought after by investors and residents of the city. Currently, the auction units have completed 7/9 areas with a successful auction rate of 95 - 100%, the proceeds exceeding the starting price from tens of billions of VND per area to 60 - 70 billion VND/area. The success of the auctions is truly a "lever" for the real estate market in Ha Tinh City to continue to be vibrant and increase in the coming time, not only creating revenue for the local budget, returning to invest in infrastructure but also promoting the development of the local economy - society.
However, according to experts, at this time, investors need to be cautious and carefully research the planning, infrastructure and development potential of each area to make reasonable investment decisions.
