A number of Novaland projects are about to receive land ownership certificates.

Many projects by Novaland and other real estate businesses in Ho Chi Minh City have recently had their legal issues resolved, and thousands of apartments are about to receive their ownership certificates.

This information was released after a working session of Task Force 1645, headed by the Director of the Ho Chi Minh City Department of Agriculture and Environment, Nguyen Toan Thang, who directly worked with investors to unlock land resources on the afternoon of May 27th.

Progress at Novaland's two core projects in Ho Chi Minh City.

Speaking to Tuoi Tre Online , a representative of Novaland Group informed that at The Grand Manhattan project (100 Co Giang Street, Cau Ong Lanh Ward), the Ho Chi Minh City People's Committee has concluded on financial obligations, accordingly, the project is exempt from land use fees for the entire project due to ensuring the policy of on-site resettlement. Currently, the investor has fulfilled its financial obligations and is coordinating with the Ho Chi Minh City Department of Agriculture and Environment to complete the procedures for issuing the certificate.

Similarly, the Golden Mansion project (No. 119 Pho Quang Street, Duc Nhuan Ward) also saw significant progress as the City People's Committee agreed to continue implementing procedures to ensure the project fulfills its financial obligations soon.

Reportedly, at a meeting on the afternoon of May 27th, the Director of the Department of Agriculture and Environment, Nguyen Toan Thang, agreed to issue land ownership certificates to homebuyers in this project, while retaining the commercial units pending the determination of additional financial obligations. The project comprises 693 apartments and 11 commercial units.

Speaking further to Tuoi Tre Online , Mr. Duong Van Bac - General Director of Novaland Group - said that the company has fulfilled its financial obligations at the Golden Mansion project, creating the necessary basis for authorities to issue ownership certificates to customers.

"These legal developments demonstrate the effectiveness of the authorities' cooperation in resolving property rights issues for residents in the group's projects," Mr. Bac shared.

Facilitating legal procedures for many other projects.

According to the roadmap, Novaland aims to issue approximately 4,347 land ownership certificates (pink books) in 2026 for projects that have completed legal procedures and construction in Ho Chi Minh City. This list includes projects such as Lexington, Lucky Palace, Tropic Garden 1, Tresor, Rivergate, Golden Mansion, Lakeview City, and the remaining buildings of the Sunrise Riverside complex.

Previously, in 2025, the company completed the issuance of ownership certificates for 3,108 apartments in various other projects such as The Sun Avenue, Kingston, etc.

Not only Novaland, but a number of other commercial projects in the area have also received good news regarding the issuance of land ownership certificates. Specifically, the apartment complex project in Thao Dien ward (investor Tien Phat) has received approval in principle to issue land ownership certificates for 278 apartments.

The H9BC apartment project (Becamex Tokyu Co., Ltd.) in Binh Duong ward, with a scale of over 900 apartments, has received approval in principle to issue ownership certificates to homebuyers.

Meanwhile, authorities are requesting that the Sora Gardens II apartment complex (BTMJR Investment), with 559 apartments, complete the necessary procedures related to the project transfer in order to proceed with the issuance of ownership certificates.

Specifically, the Rach Lao and 25D Nguyen Van Dau housing areas (developed by Phu Nhuan Construction and Housing Business Company Limited), which had previously faced prolonged legal issues, are now being considered for the issuance of land use certificates for the completed sections.

Currently, Ho Chi Minh City is undertaking a large-scale review and legal clearance process for over 800 stalled real estate projects and land plots. This clearance is expected to not only protect the rights of residents but also boost the city's economic growth.
