
During the enforcement process, the authorities announced the decision to enforce the judgment and compelled Mr. Vo Xuan Quang to transfer the right to use the 243m² of land and the house attached to it at plot number 49, map sheet number 5 (93 Phan Chau Trinh Street) to the winning bidder.
According to the ruling of the High People's Court in Da Nang , Mr. Quang inherited the house and land at 93 Phan Chau Trinh Street (Minh An Ward, Hoi An City) and is responsible for returning the difference to the other heirs.
According to the enforcement plan of the Quang Nam Provincial Civil Enforcement Department, in all the minutes of the meetings, Mr. Quang stated that the seizure and auction by the civil enforcement agency were in accordance with the law.

According to the Quang Nam Provincial Civil Enforcement Department, Mr. Quang had all the rights of heirs but failed to fulfill his obligations to return money to the other co-heirs.
Meanwhile, since the judgment came into effect (2020), Mr. Quang has continued to exploit, lease, and conduct business with this property, leading to the infringement of the legitimate rights and interests of the co-heirs.
Therefore, applying coercive measures to force the handover of assets to the winning bidder ensures compliance with legal regulations and serves as the basis for paying the inheritance distribution to the co-heirs.
According to the enforcement plan, Mr. Quang is the person obligated to comply with the judgment, but he is also the person entitled to receive the inheritance shares as stipulated in the judgment.
Furthermore, according to verification by the authorities, Mr. Quang currently owns a house and land use rights in Duy Phuoc commune (Duy Xuyen district), so when coercive measures are applied, Mr. Quang will still have a stable place to live and a source of income for his future needs.
