Dong Nai is becoming one of the most dynamic young cities in the country, possessing a series of rare strategic advantages such as an international airport, seaports, international border gates, and a large-scale industrial park system. These driving forces open up enormous potential for the real estate market to develop in the coming period.

In the Housing Development Program for the period 2021-2030 and the Housing Development Plan for the period 2026-2030, Dong Nai city has set the goal of building a transparent, stable, and sustainably developing housing market that meets the real housing needs of the people.

Many large-scale projects are accelerating their implementation.

More than a month after Dong Nai officially became a city, Bcons Group held a groundbreaking ceremony for a high-rise mixed-use residential project in Tam Hiep ward with a total investment of nearly 4.5 trillion VND and a scale of more than 2,800 apartments.

Mr. Nguyen Kiet, Permanent Deputy General Director of Bcons Group, said: Dong Nai possesses many advantages in terms of transportation infrastructure, industry, logistics, and rapid urbanization. This is the basis for the company to choose to invest in a modern residential complex combined with commercial and service facilities and a synchronized technical infrastructure system.

Following the groundbreaking ceremony, the investor will commence construction, aiming for completion in 2028-2029. Throughout the implementation process, the investor will fully comply with all legal regulations regarding investment, construction, and environmental protection. In addition to the project in Tam Hiep ward, the company continues to explore expanding its investment in several housing projects within the city and venturing into other sectors.

Another major project being accelerated is Aqua City in Long Hung ward. Mr. Duong Van Bac, General Director of Novaland Group, stated: To date, the project has handed over more than 1,200 units to customers. In the 2026-2027 period, the investor expects to hand over approximately 9,200 more units. The early completion and operation of the project will contribute to generating approximately 23 trillion VND in budget revenue during the 2025-2028 period, create jobs for thousands of workers, supplement the supply of quality housing for the new city, and promote economic, service, and tourism development.

According to statistics from the Department of Construction, there are currently more than 370 commercial housing projects in the city with a scale of approximately 395,000 units; and 73 social housing projects with an estimated scale of nearly 72,000 apartments.

The real estate market in Dong Nai is showing many positive signs, especially as a series of key infrastructure projects are nearing completion, such as Long Thanh Airport, the Bien Hoa - Vung Tau expressway, and the Ho Chi Minh City Ring Road 3. In the near future, many other strategic projects such as the Ho Chi Minh City Ring Road 4, the Dau Giay - Tan Phu expressway, and railway lines will continue to be implemented. This is understandable, as the expansion of transportation infrastructure leads to the development of urban space and housing needs.

Ms. Truong Thi Thanh Thao, Sales Director of Tan Van Real Estate Joint Stock Company, said: The company is implementing a project of more than 1,100 apartments, oriented towards serving real housing needs rather than subdividing land for sale. According to the plan, the project will be topped out in June and handed over in the second quarter of 2027. This project was commissioned by the city to provide approximately 300 apartments to meet the housing needs of officials, civil servants, and employees following the administrative boundary merger.

Towards a transparent and healthy market.

Dong Nai has adjusted its Housing Development Program for the period 2021-2030 and issued a Housing Development Plan for the period 2026-2030, focusing resources on key areas such as Long Thanh Airport, the airport city, the Dong Nai riverside corridor, industrial zones, and free trade zones.

Mr. Do Thanh Phuong, Deputy Director of the Department of Construction, said: "During this period, the city prioritizes the development of modern, smart housing projects with synchronized technical and social infrastructure; focusing on segments that suit the affordability of the people, especially the middle and low-income groups, and workers in industrial zones. Along with that, Dong Nai promotes the TOD (Transit-Oriented Development) urban development model linked to public transportation, aiming to build green cities and adapt to climate change."

To control the real estate market in a healthy manner, the Department of Construction is focusing on solutions such as: publicly disclosing planning information, legal documents, project progress, and selling prices on the electronic information portal to help people access accurate information and minimize risks. The city is strengthening the management of real estate brokerage and trading floors and strictly handling acts of market manipulation, false advertising, or unreasonable price inflation.

Aiming for a sustainable real estate market, Dong Nai will build a database on housing and the real estate market to effectively control transaction flows, gradually forming a transparent and professional investment environment.

One of the new solutions added to the Housing Development Plan for the period 2026-2030 is the establishment of the Dong Nai City Housing Fund to develop social housing and rental housing; prioritizing the allocation of public land near industrial zones and strictly reviewing the 20% land allocation in commercial projects for social housing. The purpose of promoting the development of housing for middle and low-income earners is to balance the product and ensure equitable access to housing for all.

According to Nguyen Kim Long, Standing Committee member of the City Party Committee and Permanent Vice Chairman of the City People's Committee, in the coming time, the city will tighten management of real estate projects, especially the rampant speculation and land subdivision for sale. Priority will be given to projects that serve real housing needs, contributing to attracting people to live and work long-term in Dong Nai. This will be an important foundation for the city's sustainable urban development, improving the quality of life for its people, and becoming an important growth pole for the whole country.
