The Northwest borders Xuan Huong-My Thai road; the Southeast borders the new planning road and Lien Son residential area; the Northeast borders the planned road of Ring Road 5; the West borders the residential area of Gai village, Xuan Huong-Tan Dinh urban area.

The total area of research and planning is about 197.36 hectares. It is expected that about 20.8 thousand workers will work in the industrial park.
The orientation of this Industrial Park is multi-industry, prioritizing attracting industries with modern, advanced, environmentally friendly technology; prioritizing attracting fields and professions such as: Production, manufacturing of electrical, electronic, refrigeration equipment, products from technology, high technology serving the electronics and information technology industries; mechanics, machine manufacturing, mold manufacturing; production of pharmaceuticals, cosmetics, vaccines, medical equipment; production of food, fruits; production of other goods ensuring the criteria of production lines applying modern technology, high technology.
Based on the planning project, the authorities will carry out the next steps such as approving the investment policy, selecting investors, constructing and attracting investment.
