The developer stated that this is the first building in Ho Chi Minh City to have its basement connected to the Ba Son station on Metro Line 1. The building is constructed on a 6,000 plot of land, with 55 above-ground floors and 5 basement floors, situated next to the luxury apartment towers Marriott and JW Marriott at Grand Marina, Saigon. The building is a mixed-use complex comprising offices and a shopping center, with a total floor area exceeding 106,000 . It is also part of the world's largest luxury real estate project to date, managed and operated by Marriott and JW Marriott.

Mr. Nguyen Khac Dong, General Director of An Phong Construction Joint Stock Company, the main contractor for the project, said that this building is among the tallest in the city, so it faced many challenges during construction, especially with its five basement levels and 10,000 cubic meters of concrete. This is the largest amount of concrete poured in a single batch ever. The five basement levels of the building are directly connected to the Ba Son station of metro line 1. When metro line 1 is completed, residents and passengers can walk from the building to the subway and vice versa quickly and easily because the Ba Son station entrance is also located in front of the building. To complete the project, An Phong Construction Joint Stock Company had to work day and night researching construction solutions, turning the project's challenges into achievements.

The first building in Ho Chi Minh City is said to be connected to Metro Line 1.

Regarding the planning, exploitation, and connection of underground space, Mr. Truong Trung Kien, Deputy Director of the Department of Planning and Architecture, acknowledged that subsidence is a phenomenon that Ho Chi Minh City is currently facing. Over a long period, the highest subsidence in the city reached 81cm, the lowest was 1.99cm, with an average of approximately 23.27cm. Furthermore, Ho Chi Minh City is experiencing a sudden increase in rainfall and higher-than-normal river levels. These issues necessitate the city addressing flooding problems and improving its drainage system.

Meanwhile, according to the Ho Chi Minh City Urban Railway Management Board, currently only 3 buildings are permitted to connect to the 3 stations of Metro Line 1. Buildings wishing to connect to Metro Line 1 stations must apply for and receive approval from the authorities before connection is allowed, as they must comply with the underground planning.

Regarding underground space development, Mr. Truong Trung Kien, Deputy Director of the Department of Planning and Architecture of Ho Chi Minh City, said that when constructing metro lines, all relevant regulations must be followed, and opinions from multiple parties must be sought to assess and determine the impact corridor and protection scope to avoid affecting the city's overall underground space. In the currently revised master plan, the content regarding underground space will be fully addressed. The city will identify areas where development is encouraged, areas where it needs to be restricted, and areas where development is prohibited, considering horizontal, vertical, and depth dimensions. At the same time, we are also considering connecting the underground spaces of construction projects with public underground spaces.
