Ho Chi Minh City restarts "golden land" project in Ben Thanh quadrangle

On August 9, the Office of the Ho Chi Minh City People's Committee said that the City People's Committee has assigned competent agencies to guide investors to complete the dossier requesting approval for project investment, dossier for re-issuance of land use right certificates and dossier for adjusting officetel project functions in accordance with current regulations before carrying out investment procedures on construction for the office - trade - service - apartment - 6-star hotel and office hotel (officetel) project in the Ben Thanh quadrangle, District 1.

Ben Thanh Quadrangle project has been "covered" for many years.

The project has an area of ​​about 8,600 m2, bordered by Pham Ngu Lao - Pho Duc Chinh - Le Thi Hong Gam streets and Calmette street (District 1). This is an extremely favorable location when surrounded by famous landmarks of the city such as Ben Thanh market, Art Museum, September 23 park...

In 2013, the government approved Bitexco Group LLC as the investor with a scale of 46-55 floors (including 6 basements) with a maximum of 420 apartments. The project implementation period is from 2012 to 2017. However, to date, only the basement has been built.

In May 2016, the city issued a decision approving the land price of the project at 1,443 billion VND. The compensation and support cost at the quadrangle project was more than 1,268 billion VND, District 1 used Bitexco's funds to implement.

By July 2018, Bitexco signed a capital contribution contract with Saigon Glory Company Limited with contributed assets valued at VND 7,000 billion (including land use rights value of VND 4,200 billion and project assets of VND 2,800 billion). Based on this capital contribution, the City Land Registration Office updated the change on the certificate to Saigon Glory Company as the owner of the Ben Thanh quadrangle.

In addition, at the end of 2018, the City Department of Construction also proposed the City People's Committee to recognize the project investor for Saigon Glory. The project consists of 2 opposite towers connected by a base block. The West Tower is 55 floors high (240 m), including offices for rent, a 6-star hotel. The East Tower is 48 floors high, including apartments, a hotel area through the connection of the base and basement. The base block includes 3 floors for parking and a commercial area with 2 basements and 7 floors above ground.

The project implementation period has been changed to 2021 instead of 2017.
