Prices vary depending on the quality of the room and transportation access. Rooms closer to the university are more expensive, ranging from 2.8 to 3.2 million VND per room for three people.

Le Thi Tuong Vi, a student at the University of Social Sciences and Humanities in Ho Chi Minh City, who lives in rented accommodation near the Foreign Trade University, said: “My room is close to the university and easy to catch the bus to school, so the price is a bit high. The room is about 20 square meters, can accommodate 4 people, has a private bathroom, is very clean and airy, and costs 2.8 million VND. Electricity and water are 120,000 VND/person/month, wifi and parking fees are also around the same. Divided among everyone, it's over 1 million VND per month.”
In areas with more inconvenient transportation like Thanh Da and complex security issues like the area near the Eastern Bus Station (Binh Thanh District), prices will range from 1.7 to 2.3 million VND per room for 4 people. Electricity is priced at 2,000 VND/kW, and water at 7,000 VND/m3.
According to a survey by reporters, in the alleys of Bach Dang Street (Binh Thanh District), with a little effort, students can find suitable rental rooms. These rooms are quite convenient for commuting to universities in districts such as Binh Thanh, Go Vap, District 1, and District 3. Prices range from 2 to 3 million VND for rooms of about 15-20 m2, accommodating 2-4 people. The rooms are quite airy and clean, with parking available. Because they are located in alleys, these rental rooms are very quiet. Shopping is also convenient. Students can buy food and daily necessities at Ba Chieu Market (Bach Dang Street), Hung Vuong Market (Xo Viet Nghe Tinh Street, Binh Thanh District), and clothes at Co-op Mart supermarket (Dinh Tien Hoang Street, Binh Thanh District).
Duong Quang Ham Street, Go Vap District, near K26 apartment complex, is a convenient option for students studying at the University of Industry and Van Lang University. Prices range from 1.6 to 1.8 million VND per month, with private bathroom, electricity at 3,500 VND/kW, and water at 40,000-60,000 VND per person per month.
In Thu Duc University Village, Ho Chi Minh City, rental prices are cheaper, ranging from 1.1 to 1.4 million VND per room for 4 people. Most of the rental properties here are airy and have spacious courtyards. However, this area borders Binh Duong province, so theft and security are often unstable.
The rental housing areas on D2 and D3 streets (Binh Thanh District) are very secure. Most are whole houses, with a garage and owner's living quarters on the ground floor, and many rental rooms on the upper floors. Some large properties have up to 60 rooms. The owner lives downstairs to oversee things, so it's very safe.
Nguyen Dang Khoa, a student at Ho Chi Minh City University of Technology, said: “Besides rent, electricity, water, and parking fees, the room here costs 120,000 VND per month. It's a bit expensive, but living with the landlord, having secure doors and windows, and having someone guarding the motorbike regularly makes me feel safe.”
Ms. Nguyen Thi Huong is renovating 60 rental rooms to prepare for welcoming new students at the Thu Duc University Village. She said each room accommodates a maximum of 3 people, with prices ranging from 1 to 1.4 million VND per room per month. Electricity, water, and internet costs nearly 200,000 VND per month.
To ensure cleanliness, Ms. Huong hired an additional cleaner, so students staying here don't have to clean their rooms. The dormitory has a security guard on duty during business hours. Students must have a student ID card to enter and exit the gate.
