Deploying the TOD model along the North-South high-speed railway is considered to bring comprehensive benefits to socio -economic development, especially for the real estate industry.
According to the plan, the North-South high-speed railway will have 23 passenger stations, located in the economic and political centers of localities, approaching the urban center, the planning area has the potential to create new development space, effectively exploiting land resources.
Special emphasis is placed on the implementation of urban planning according to the TOD model associated with high-speed railways, urban infrastructure... Associate Professor, Dr. Tran Dinh Thien - Member of the Prime Minister 's Policy Advisory Council - said that this model not only completely reshapes the urban landscape by closely connecting utilities, commercial centers, residential areas and modern infrastructure projects, but also stimulates a strong shift in thinking and approach to real estate planning and development.
Thereby creating conditions to increase land use value, promote the development of green real estate projects, smart cities and digital real estate, contributing to building a sustainable, modern and flexible urban ecosystem, better meeting the requirements of the transition economy in the new era.

There are also shares about urban planning according to the TOD model, Mr. Tran Ngoc Chinh - Chairman of the Vietnam Urban Planning and Development Association - affirmed that this model is very suitable to solve problems of traffic, environment, population, employment... in big cities such as Hanoi, Ho Chi Minh City, Hai Phong... Thereby, creating room for growth for real estate investment activities because the TOD area is very convenient to deploy real estate types such as housing, offices, banks, entertainment areas, commercial centers...
According to calculations by the Ministry of Construction, the total estimated revenue from land exploitation in TOD areas and commercial exploitation is expected to be about 22 billion USD, of which up to 5 billion USD comes from service advertising and 17 billion USD from auctions around railway stations.
Speaking with PV Tien Phong , Associate Professor, Dr. Nguyen Dinh Tho - Deputy Director of the Institute of Strategy and Policy on Agriculture and Environment, Ministry of Agriculture and Environment - said that TOD is a planning model that has been successfully applied by many countries in the world such as Japan, Singapore, and Taiwan.
Mr. Tho pointed out that the principle of modern planning is to approach the market, that is, based on urban planning and satellite cities.
"I hope that through this model, land will be exploited effectively. Hanoi and neighboring areas do not have too much land but do not lack land either. Because we can convert unused areas or convert agricultural land to serve industrial and urban purposes. In fact, this conversion is in line with the general trend of the world. We have industrialized and modernized, so we must urbanize," said Mr. Tho.
According to Mr. Tho, Samsung only uses 2 hectares in Bac Ninh and 5 hectares in Thai Nguyen but has contributed to 1/4 of Vietnam's export output. Therefore, the importance of exploiting and using land resources effectively is very important.
"If the TOD model is implemented and planned according to the principles in the world (commercial center in the end, then offices, apartments, villas, then green belt, light industry and finally agriculture and forestry)... then we will have many green urban areas, participating in solving many current urban problems," said Mr. Tho.
