Housing demand is increasing rapidly.
In recent years, Thai Nguyen has been one of the fastest-growing industrial regions in the Northern Midlands and Mountains. Many large industrial parks in the province, such as Yen Binh, Diem Thuy, and Song Cong I, have attracted hundreds of domestic and foreign investment projects. In particular, the presence of Samsung Electronics Vietnam Thai Nguyen Co., Ltd. and many satellite businesses has created a large influx of workers to the area.
According to statistics from relevant authorities, industrial zones in the province currently employ hundreds of thousands of workers. Besides the local workforce, Thai Nguyen also attracts tens of thousands of workers from other provinces each year. This has led to an increasing demand for stable, long-term housing for these workers.
In many areas such as Pho Yen ward, Van Xuan ward, and Diem Thuy commune, spontaneous lodging areas have sprung up rapidly to meet the housing needs of workers. However, most of these lodging areas are small, have limited living conditions, lack essential services, and do not guarantee long-term stability.

Therefore, developing large-scale social housing projects with comprehensive investment in technical and social infrastructure is considered a fundamental solution to improve the quality of life for workers and contribute to ensuring social security in the locality.
Facilitating investment
In order to gradually solve the housing problem for low-income earners, Thai Nguyen province has issued many mechanisms and policies to attract businesses to invest in social housing projects in areas with high demand. One of the notable points in the implementation process is the "green channel" mechanism in handling investment procedures.
Accordingly, the province directed departments and agencies to strengthen coordination, shorten processing times for applications, and promptly resolve any obstacles arising during project implementation. Procedures related to planning, land, construction, and appraisal are prioritized for expedited processing while still ensuring full compliance with legal regulations.
Mr. Ta Huu Can, Deputy Director of Nhat Minh Land Investment Joint Stock Company, the investor of two social housing projects in Thai Nguyen, stated that the province's "24-hour green channel" and "60% green channel" mechanisms have contributed to reducing costs, saving time, and enhancing the attractiveness of the investment environment. The social housing development sector, in particular, has always received active attention and support from all levels and sectors of the province.

Thanks to the proactive efforts of local authorities, many real estate businesses have boldly participated in developing social housing projects, a sector that may not yield high profits but carries significant social meaning.
One of the exemplary projects is the TNG Viet Bac Social Housing Project, invested by TNG Land Joint Stock Company. Construction began on February 23, 2026, on an area of nearly 1.9 hectares in Tich Luong ward, comprising two 22-story apartment buildings and 26 adjacent commercial townhouses. Upon completion, the project will provide 1,029 apartments, meeting the housing needs of approximately 2,400 residents, with a total investment of approximately VND 1,230 billion.
Mr. Ha Van Giang, CEO of TNG Land, informed that the project is expected to be eligible to sell housing units under construction from the third quarter of 2026.
In Pho Yen ward, Nhat Minh Land Investment Joint Stock Company is implementing the An Phu social housing project on an area of approximately 2.3 hectares, with a total investment of 1,800 billion VND. The project includes 5 buildings with 19 floors each, comprising 2,216 apartments. Subsequently, the company invested approximately 1,700 billion VND to develop the An Binh social housing project in Diem Thuy commune.
The project covers an area of 2.2 hectares and comprises four 19-story buildings with a total of 2,016 apartments. The two projects are expected to provide more than 4,200 apartments, primarily for workers employed in major industrial zones in the province.
According to the plan, Nhat Minh Land Investment Joint Stock Company will simultaneously commence construction on two projects in April 2026. It is expected that from August 2026, the projects will begin accepting applications for home purchases, opening up opportunities for thousands of working families to own homes.

Aiming for 45,000 social housing units.
For tens of thousands of workers in industrial zones, owning a social housing apartment is a great aspiration. Ms. Nguyen Thi Lan, a worker at an electronics company in Yen Binh Industrial Zone, shared: "My husband and I have been working in Thai Nguyen for over 5 years, but we still have to rent a room. The room is small and cramped. If we had the opportunity to buy a social housing apartment at a reasonable price, we would feel secure and committed to our work in the long term."
Similarly, Mr. Tran Van Hung, a worker at Diem Thuy Industrial Park, said: "Many of my colleagues and I are eagerly awaiting the completion of social housing projects. With stable housing, workers will reduce living expenses and feel secure in their long-term employment."
In reality, when workers are provided with housing, both their quality of life and work efficiency improve. This is also a crucial factor in helping businesses retain employees and achieve stable growth.

According to the plan for the period 2026-2030, Thai Nguyen province will focus on developing social housing in urban areas, industrial zones, and areas with high demand for housing for workers. Along with attracting businesses to invest in construction, the province will prioritize allocating suitable land in urban development projects and simultaneously issue various support mechanisms regarding procedures, infrastructure, and access to credit.
Speaking at conferences on social housing development, Ms. Nguyen Thi Loan, Vice Chairman of the Provincial People's Committee, emphasized the need to review and supplement urban planning and industrial park planning, ensuring land allocation for this sector. The province also requested strict implementation of regulations on allocating land for the construction of worker accommodation in industrial parks and reserving 20% of residential land in commercial housing projects and urban areas for social housing investment.
With numerous projects underway and increasingly open investment attraction policies, Thai Nguyen is gradually realizing its goal of building approximately 45,000 social housing units in the 2026-2030 period. Once these projects are completed and put into use, tens of thousands of workers and low-income earners will have the opportunity to settle down, while also creating an important foundation for the sustainable socio -economic development of the locality.
