Meeting of the Provincial Land Valuation Council

Comrade Dang Ngoc Hau, Vice Chairman of the Provincial People's Committee chaired a meeting of the Provincial Land Valuation Council.

At the meeting, Council members gave their opinions on the specific land price appraisal plan to calculate land rent when the State leases land to MONATA Joint Stock Company to implement the Sunrise Eco-Resort project (phase 1); specific price appraisal as the basis for determining the starting land price to auction land use rights to implement the Van Ho Mixed Housing and Commercial Center Construction project.

According to the report of the Department of Finance, the Sunrise Eco-Resort Project of MONATA Joint Stock Company is located in Chieng Di Residential Group, Van Son Ward, Son La Province (formerly Chieng Di Sub-area, Moc Chau Farm Town, Moc Chau District, Son La Province). The project was approved by the Provincial People's Committee for investment policy and adjusted many times. The project implementation area is 49,800m2, currently the project is 20,626 m2 by the Provincial People's Committee in phase 1.

To determine the specific land price as the basis for collecting land rent for the entire period as prescribed for MONATA Joint Stock Company to implement the project, the Department of Agriculture and Environment of Son La province has developed a land price plan based on determining the project's development revenue, development costs, land use right value, land price in the land price list provided by the Consulting unit. Currently, the records and documents are complete; the principles and methods of land valuation, land price procedures, and information collection results ensure compliance with regulations.

Regarding the specific land price plan for the Van Ho mixed-use housing and commercial center construction project, the land plot to be appraised is located in Van Ho commune, Son La province (formerly Sao Do 2 Sub-area, Van Ho commune, Van Ho district, Son La province). Based on the information surveyed and collected by the Consulting unit, the Department of Agriculture and Environment has developed a plan with complete documents; principles, methods, and procedures for land valuation in accordance with regulations.

Based on the opinions exchanged and discussed by members at the meeting, the Provincial Land Valuation Council unanimously voted to approve the specific land price plan of the two projects.
