This is the main reason why many young families choose to live in central areas or new urban developments that are not too far from the old quarter. According to surveys of prospective homebuyers, the ideal distance from the Old Quarter to the Old Quarter is 5-6 km. After all, central areas like the Old Quarter and Hoan Kiem Lake remain cultural symbols, preserving many spiritual values ​​and sources of pride for the people of Hanoi.

Located in Long Bien District, in the eastern part of Hanoi – an area prioritized for the development of integrated transportation infrastructure and modern facilities, serving the relocation strategy from the Old Quarter by 2030 – Khai Son City boasts impressive connectivity and a superior ratio of green space and water per capita, exceeding even modern cities worldwide and nearly three times higher than the minimum ratio set by the United Nations. Notably, this figure is almost 30 times higher than the average green space per capita in major Vietnamese cities, which is typically 2-3 m²/person, according to data from the General Department of Forestry.

The 40-meter-wide road running through the project is now unobstructed and has become a major transportation artery for many residents.

Located in Thuong Thanh ward and situated on the 40m-wide road prioritized for investment by the Long Bien District People's Committee, residents of Khai Son City can easily travel to Hoan Kiem Lake and the Old Quarter in just 10 minutes by car. Currently, the section of this 40m-wide road connecting to Ngoc Thuy dike has been opened, allowing residents to travel to the Old Quarter via this route, directly connecting to Long Bien Bridge or Chuong Duong Bridge. It is estimated that traveling along this route, the distance from Khai Son City to the Long Bien Bridge area on Tran Khanh Du Street is only about 4km, equivalent to a 10-minute motorbike ride. The opening of this section of the 40m-wide road also brings vibrancy to the Khai Son City area. The 40m-wide cross-section with two lanes of traffic allows an increasing number of residents from Long Bien and Dong Anh districts, traveling from Dong Tru Bridge, to frequently use this road as a main route for their daily lives and access to the Old Quarter.

In the future, when the system of bridges across the Red River, such as Tran Hung Dao and Tu Lien, is expected to be operational from 2025, residents of Khai Son City will have even more transportation options. In particular, the government's proactive efforts to accelerate the progress of Metro Line 1 will help shorten the distance from Khai Son City to the Old Quarter by up to half.

Compared to other projects in the eastern part of Hanoi, it's easy to see that Khai Son City boasts the most extensive and well-planned amenities, along with its proximity to the Old Quarter. Within a radius of just over 2km from the Hang Dau police station, Khai Son City is a rare urban area that is far enough from the Old Quarter to offer a spacious and tranquil living environment, yet close enough to connect with and immerse itself in the unique cultural characteristics of the capital.
