Information regarding the location of the Provincial Administrative Center has been constantly appearing on social media in the last days of May. Prior to this, mass media reported that the province would hold several meetings to review and adjust the Lam Dong Provincial Planning for the period 2021-2030, with a vision to 2050.

In fact, people are also interested in this information, because besides understanding the real estate market, they are also considering it for business, service, and investment purposes. Browsing social media, it's easy to spot posts with statuses like "Okay, it's finalized," "Will you come to Dong Thap with me?", "Let's go to my hometown to swim in the sea!" and from these short statuses come dozens, even hundreds of comments and shares, with some accounts confidently asserting that the administrative center will be located at that specific location.

I have a friend who used to be a real estate broker, but he quit because he understood all too well the "feigning an attack in one direction while actually attacking in another" tactics used by some individuals who own land in planned development areas. To create an artificial "boom," they would spread rumors, enlisting many friends to post information about certain areas (areas A, B, C) that were about to be planned for an airport, industrial zone, or residential area, in order to attract attention and sell land.

Real estate plays a crucial role in the economy , impacting production chains, capital markets, credit, labor, and especially housing and social housing for low-income individuals. Recognizing this, real estate businesses focus on "spreading information" even without clear legal basis, aiming to attract public attention. Looking deeper from a social perspective, people, whether they like it or not, are forced to accept this information. Many believe that land near administrative offices will be more expensive than elsewhere. In reality, these areas primarily serve civil servants, requiring tranquility and therefore not generating significant population or economic activity. Real estate prices only increase in areas with developed economies and convenient transportation infrastructure.

Given the current online news landscape, investors may find their own way to stay ahead of the curve. Real estate prices depend on the economy and infrastructure, not the administrative center. Investors, more than anyone else, understand and believe that where the location is good and profitable, they should continue to operate there. Currently, the southeastern part of the province is a bright spot, with many large investors "activating" numerous large-scale projects. Even if the center changes, the multi-billion dollar projects that have already received funding will certainly not shift, because the nature of urban planning is to expand development space, not to change the entire economic landscape.

Changes and shifts in the city center often trigger waves of infrastructure investment, creating significant opportunities for real estate. However, even with changes in the city center, real estate prices may not only increase but also decrease or remain stable in some areas. Population movement will make central areas more expensive, but the extent of the price increase will depend on planning and infrastructure investment. Experts also warn that information about the city center shifting can easily stimulate speculation by some individuals, inadvertently leading to artificial price surges. Therefore, authorities need to strictly handle acts of speculation, price manipulation, and the dissemination of false information aimed at creating artificial price bubbles for profit.

It is understood that at the end of this month, the Provincial People's Council will hold a meeting to approve the revised Lam Dong provincial planning, after which the Chairman will sign the decision approving the adjustment, and the question of where the Provincial Administrative Center will be located will become clear.
