On September 17, the People's Committee of Ba Ria - Vung Tau province issued Decision No. 26/2024 on adjusting and supplementing regulations on land price lists in the province.
The new land price list will be applied from September 17. According to the decision, the lowest price in the new land price list is 513,000 VND/m2, the highest is 78 million VND/m2, an increase of 20-30% compared to the old price list.
Specifically, on Ba Cu, Thuy Van, Le Hong Phong, Hoang Hoa Tham, Do Chieu, Nguyen Van Troi, Trung Trac, Trung Nhi streets... the land price at location 1 is about 78 million VND/m2; location 2 is 54.6 million VND/m2; location 3 is 39 million VND/2m2. Compared to the old price list, this level has increased by an average of about 17-18%.

Some routes with the second highest land prices are Hoang Dieu, Hoang Hoa Tham, Nam Ky Khoi Nghia, Nguyen An Ninh, Nguyen Thai Hoc, Nguyen Trai, Ly Tu Trong... with 58.5 million VND/m2 for location 1; 40.9 million VND/m2 for location 2 and 29.2 million VND/m2 at location 3. This level also increased by about 20% compared to the old price list.
For rural land, the lowest price is from 513,000 VND/m2 and the highest is up to 4.11 million VND/m2 depending on the route, location and locality. Specifically, some roads in rural areas have high land prices such as Hung Vuong and Vo Van Kiet streets (Hoa Long commune) at 12.3 million VND/m2, Mo Xoai streets (Hoa Long commune), Phuoc Tan, Van Tien Dung (Tan Hung commune) at 9.2 million VND/m2.
The adjusted land price list is applied to the following cases:
1. Calculating land use fees when the State recognizes the land use rights of households and individuals; changes the land use purpose of households and individuals;
2. Calculate land rent when the State leases land and collects annual land rent;
3. Calculation of land use tax;
4. Calculating income tax from land use rights transfer for households and individuals;
5. Calculating fees in land management and use;
6. Calculating administrative fines for violations in the land sector;
7. Calculating compensation to the State for damage caused in land management and use;
8. Calculating land use fees and land rent when the State recognizes land use rights in the form of land allocation with land use fee collection, land lease with one-time land rent collection for the entire lease term for households and individuals;
9. Calculate the starting price for auctioning land use rights when the State allocates or leases land in cases where the land plot or land area has been invested in technical infrastructure according to detailed construction planning;
10. Calculating land use fees in cases of land allocation without auction of land use rights to households and individuals;
11. Calculating land use fees in cases of selling state-owned housing to tenants;
12. Land price for land use fee collection in resettlement area.
