Apartment building safety begins with effective fire prevention and firefighting operations.

In densely populated residential areas or apartment buildings in urban centers, even a minor incident can become a disaster. According to experts, operating fire protection systems in buildings according to standards is a crucial factor in risk control.

When the incident didn't come as a surprise.

In the early hours of May 14th, a fire broke out at a supermarket on the first floor of the Vinh Phuc apartment complex in Ngoc Ha ward ( Hanoi ), causing panic among residents. Prior to this, another fire at an apartment on the 16th floor of a building on Nguyen Huu Canh street (Ho Chi Minh City) also forced hundreds of residents to evacuate urgently. Fortunately, both incidents were brought under control in time and did not cause significant casualties.

According to experts, most apartment fires today stem from familiar causes in daily life such as electrical short circuits, overloading appliances, or carelessness when charging phones on sofas, mattresses, or in enclosed rooms for extended periods.

Mr. Vu Cong Hoi (Director of the Technical Department - TNPM) believes that to ensure the safety of an apartment complex, two important conditions must be met simultaneously: residents' awareness of proper usage and a fire protection system that is always in stable operational condition.

“The awareness of residents plays a very important role. Many incidents stem from habits such as charging electrical devices overnight, leaving heat-generating devices on flammable materials, or using multiple high-power devices simultaneously ,” Mr. Hoi shared. According to him, in addition to awareness campaigns from authorities, the role of regular reminders and guidance from the management and operation unit is also essential to forming safe usage habits within the community.

Fire protection systems need to be inspected regularly to ensure they are functioning properly.

In addition to human factors, fire protection systems also need to be maintained in a state of operational readiness through regular inspection, maintenance, and equipment replacement. In reality, many components can degrade over time, such as stuck valves, malfunctioning pumps, or dusty fire detectors causing false alarms if not regularly inspected.

"The fire protection system is almost always in a state of standby for activation, but no mistakes are allowed when an incident occurs ," Mr. Hoi emphasized. According to this expert, the biggest risk is not the fire itself, but rather when a fire occurs and the system fails to function properly or residents lack the skills to handle the initial situation.

Professional operation – a "shield" protecting the building's safety.

In large urban areas, where population density is increasingly high, the issue of safety largely depends on the practical operational capacity of the building management company.

For example, at Goldmark City, the fire protection system is maintained through daily inspections, operational logs, and regular drills for both the operating team and residents. This allows on-site personnel to react quickly, provide support, and evacuate residents promptly in the event of an incident. This is also the approach that TNPM Company is applying in its operational management at Goldmark City and many other urban areas.

With experience operating tens of thousands of apartments, the company identifies fire safety as one of the core focuses of its management and operation activities. Standardizing operating procedures not only helps minimize the risk of incidents but also contributes to maintaining a safe and stable living environment and increasing peace of mind for residents in urban areas.

Fire safety measures in buildings managed by TNPM are regularly inspected and monitored.

TNPM is currently one of the leading domestic companies in the field of real estate management and operation in Vietnam. With over a decade of operation, the company is highly regarded by the market for its professionalism, consistent service quality, and flexible responsiveness.

Thanks to the ecosystem from its parent company ROX Key and the sustainable foundation from the ROX group, TNPM is able to provide integrated services such as multi-layered security combined with surveillance technology, industrial cleaning, landscape maintenance, and environmental treatment system operation, contributing to maintaining a safe and sustainable living environment in urban areas.

In 2026, ROX Group marks its 30th anniversary of "Creating - Reaching Further," affirming its development journey linked to the goal of improving quality of life and creating sustainable values. In this journey, TNPM is one of the member units contributing to realizing modern living standards through standardizing operations, improving service quality, and building a safe living environment for residents in urban areas.

In the context of increasingly developed urban areas with high population density, the requirements for safety and operational quality in apartment complexes are becoming more stringent. Fire safety is therefore not just a mandatory technical requirement, but has become a crucial part of maintaining a safe, stable, and sustainable living environment for residents. For management and operation units, the ability to control risks, maintain systems, and respond promptly to incidents is gradually becoming a measure of service quality and operational capacity of each urban area.
