Da Nang opens for sale social housing with area from 32.9m2

The Department of Construction of Da Nang City has just announced the opening of social housing for sale after a minimum 5-year lease period at the social housing apartment project in Hoa Khanh Industrial Park (Lien Chieu District).

Accordingly, the city opens for sale social housing after a minimum rental period of 5 years at blocks E1 and E2 of the social housing apartment project in Hoa Khanh Industrial Park.

The number of apartments for sale this time is 142 apartments, with areas from 32.9m2 to 66.5m2, in blocks E1, E2 of the project. The time to receive registration documents is from December 27 to January 8, 2025.

According to the Department of Construction of Da Nang City, the subjects eligible to register to buy social housing are those who are signing a contract to rent 142 social housing apartments in blocks E1 and E2 of the project, ensuring compliance with the provisions of Clauses 1, 2, 3, 4, 5, 6, 7, 8, 9 and 10, Article 76 of the Housing Law.

The condition to register to buy social housing is not having a house of one's own in Da Nang City or having a house of one's own but the average housing area per capita is lower than 15m2 of floor space/person in Da Nang City.

People who have not purchased or rented social housing; have not enjoyed housing support policies in any form in Da Nang City.

In addition, the income condition, in case the applicant is single, must have a monthly income of no more than 15 million VND and no more than 30 million VND/month in case the applicant is married according to the provisions of law.

According to regulations, social housing buyers are not allowed to mortgage (except in the case of mortgaging with a bank to borrow money to buy that apartment) and are not allowed to transfer the house in any form for a minimum period of 5 years from the time of paying off the house purchase price according to the contract signed with the seller.

Resale, mortgage or lease is only allowed after being granted a Certificate of land use rights, house ownership rights and other assets attached to the land in accordance with the provisions of the law on land.
