Cat Lai urban area with a total area of over 152 hectares has a scale of nearly 11,000 apartments and low-rise houses, with a population of up to 50,000 people.
The first townhouses and villas were handed over to customers since 2015. Kien A advertises perfect internal infrastructure and has now handed over the Ventura, CitiHome and CitiBella areas...

In 2018, Kien A introduced the City Alto project to the market. According to the advertisement, the project is built on an area of 1.7 hectares with 2 apartment blocks 16 floors high with 675 apartments...
In 2020, Kien A handed over houses at the City Soho project. According to the advertisement, the project has a scale of 1.5 hectares with 750 high-quality apartments.
According to Kien A's advertisement, these projects are designed with contemporary architecture, ideal green living space and are inseparable from the high-class amenities of the urban area.

In addition, in addition to real estate products, this project also has a university named Ho Chi Minh City University of Management and Technology (UMT). Currently, the project has been completed and started enrolling students.
However, according to the feedback of the people living in this project, currently, the project is in a "slovenly" state, the traffic infrastructure in the project is degraded, grass is growing wildly, townhouses are abandoned and even the roads within the project area have become transit garbage dumps because there are no people living there and the grass is growing.

Even the people living here raise chickens and dogs that roam freely along the streets.
Earlier this week, reporters from the Investment Electronic Newspaper - Baodautu.vn were present at this project. In fact, the project is located right on Dong Van Cong Street connecting to Cat Lai Port, this street is always congested because of heavy trucks and public vehicles carrying goods to the port.

Right at the gate of the project, the grass is overgrown and degraded, and there is a lot of spontaneous garbage dumped here by people.
Entering the project, the first sight is that the area where Kien A first sold is a plot of land overgrown with grass. Every now and then a house is built, and the roads leading to the houses are also lush with grass.

Not only that, trucks waiting to enter the port also use this area as a parking space. Flocks of chickens raised here leisurely wander around looking for food.
In the townhouse area, the scene is deserted and lacking residents. Untrimmed trees fall onto the roads in the project.

In the villa area, it is also in a state of desolation due to lack of residents and overgrown grass. There are even garbage truck routes and trash cans gathered here. People also make tents with a few tarps to live in.
The roads are seriously degraded, but not repaired, creating large potholes in the middle of the road, making it difficult for people to move.
Ms. Tran Thi My, an owner living in CityBella 2, said that Kien A handed over the house to her in 2017, and in 2018 she moved here to live. However, Kien A advertised that this was a livable project with full amenities, but currently, there are no amenities for residents, not even a swimming pool. The roads are full of potholes, and the water cannot drain.

The townhouses and villas are mostly abandoned and uninhabited. Kien A allows customers to build freely on the land, anyone can build as many floors and in any style they want, creating a messy scene in the urban area that Kien A says is worth living in.
"People are even keeping large packs of dogs here. Every day, dozens of dogs leisurely walk around villas and townhouses," said Ms. My.

In addition, the 152-hectare project has no parks, landscapes, or amenities such as swimming pools, schools, etc.
Mr. Le Van Tuan, a resident of the apartment building in the project, said that he had just received his house in 2020, but now the project has deteriorated, the walls have begun to crack, rain seeps into the walls inside the house quite a lot, and the paint outside the house is also moldy.

According to Mr. Tuan, in reality, few people come here to live even though they have bought houses here, partly because the road connecting to the project is always congested with large trucks entering the port and is dangerous for people traveling.

Another part is that many families who bought houses here used to live here but had to leave because this place was not convenient, there was no school for their children, and the homeless people and people in the urban area raised chickens, pigs, and dogs, forcing them to leave.
"In fact, the project has no security management, causing a loss of security and order," said Mr. Tuan.
It is known that currently, products such as townhouses in the project are being offered for sale at 65 million VND/m2, villas are priced at over 15 billion VND/unit, and apartments are priced at 2.5 billion VND/unit.
