According to the real estate market report of Ho Chi Minh City and neighboring areas in August 2024 by DKRA Joint Stock Company (DKRA Group), the apartment segment is currently showing positive improvements in supply and attracting consumption from customers.

Primary supply recorded a slight increase of 1% compared to the previous month, with projects mainly concentrated in Ho Chi Minh City and Binh Duong province. In which, the Ho Chi Minh City and Binh Duong markets accounted for 58% and 37% of the total primary supply in the whole market, respectively. The total market supply reached more than 12,000 units, an increase of 1% compared to the previous month.

DKRA commented that the market currently has a consumption volume of nearly 800 units (an increase of 36% compared to last month). Transactions from customers recorded from projects being implemented in Binh Duong province account for 54%.

Transactions are concentrated in mid-range projects with prices ranging from 45 - 60 million VND/m2 in Ho Chi Minh City. And prices ranging from 30 - 35 million VND/m2 in Binh Duong.

Previously, data from CBRE Company Limited (CRBE Vietnam) showed that the apartment market in the Southern region also had many positive changes.

In particular, in Ho Chi Minh City, from the first quarter of 2024, there were only about 500 apartments for sale, but in the second quarter, it increased by more than 1,200 apartments. Due to the limited supply, market liquidity is quite good, and most of the product baskets have customers placing deposits.

But from the second quarter of 2024, when the Law on Real Estate Business and the Land Law take effect, customers will have a more stable mentality, looking for real estate projects with stable legal status, under construction or in the process of handover to find liquidity at this stage.

"I myself also look to buy projects with all of the above factors, especially the ability to hand over the pink book as committed, then that project will definitely attract investors," said Mr. Nguyen Le.

Sharing with reporters, Mr. Tran Van Hung, General Director of C-Luxury Joint Stock Company, commented: "The apartment segment has always attracted a large number of investment customers and those who have a need to live. If in the past, buyers had a speculative mentality of 'eating and living' to make immediate profits, then after a while the market stagnated. Customer psychology has changed. They are looking for real estate products with stable legal status and reputable investors to place their trust in."

According to Mr. Nguyen Hung, the Law on Real Estate Business and the Law on Land have come into effect, greatly affecting the psychology of investors because the law is transparent and tightens regulations on project implementation. Therefore, the supply will certainly not be as high as before.

Therefore, in the current market, in addition to new projects, apartment products under construction or about to be handed over will attract a large number of customers.

Simply because the project has completed legal procedures, stable construction progress, especially the project is in the handover period and will have a pink book in a short time, this is an advantage to attract investors at the present time.

Customers putting down money and making back-and-forth transactions is the highlight that creates liquidity, helping the real estate market continue to return to the race track.

According to Nguoi Dua Tin 's research, currently the apartment projects about to be handed over in Ho Chi Minh City are located in District 8, District 7; Thu Duc City... Projects in Binh Duong province are located in Di An City, Thu Dau Mot City, Thuan An City.

Thus, it can be seen that the transaction volume of the apartment segment is currently flourishing due to the scarce supply, high demand for real housing and investment from people.
