Buon Ma Thuot City with the trend of "going offshore"

The process of merging provinces and cities is creating great opportunities for central cities to become urban areas with regional characteristics, with strong increases in socio-cultural needs and improved urban life. Buon Ma Thuot, with its position as the economic center of the Central Highlands, is inevitably a highlight in this general context.

Dr. Can Van Luc, a real estate consultant, once said that Buon Ma Thuot has always had the mentality of a prime city, attracting investment in all kinds of human resources to start agricultural businesses in the Central Highlands, and will be a land with a rapid urbanization rate. Now, the opportunities for changing boundaries have further clarified the locality's advantages.

According to Dr. Can Van Luc's analysis, there are three advantages that Buon Ma Thuot as well as the whole Dak Lak province need to fully exploit.

Firstly, agricultural production resources have been affirmed but have not been effectively exploited, and have not fully developed the advantages of finished products with high economic value. Coffee, durian, and pepper growing areas in the Central Highlands still mainly export raw materials, have not developed specialized industries, diversified product processing, and increased value. With the revised Land Law, the value of agricultural land in Buon Ma Thuot, Dak Lak is an entire economy that has grown many times. Agricultural real estate and local industrial park real estate will be areas that accelerate investment in the very near future.

Second, because of the agricultural advantage being valued, the capital of Buon Ma Thuot will be an urban area that gathers high-quality human resources. When factories and specialized processing investment projects are attracted, this place will become attractive to the majority of workers starting up and developing high-value production. The population will increase rapidly, truly turning Buon Ma Thuot into a high-quality compact urban area, with increased housing area and living services. Construction materials and social services will develop rapidly with the city.

Third, the position of the agricultural capital, especially coffee, in market movements will promote Buon Ma Thuot to develop commercial activities, trade goods, resonate with a more efficient transportation logistics system. The city will accelerate the development of high-rise buildings, apply digital technology in financial investment and product trade, digitize and electronicize business activities, advertising, marketing and online sales in a more modern urban interface.

The rapidly increasing demand for labor housing will stimulate new urban housing investment projects.

From the three converging advantages, the policy of merging the border with Phu Yen is an extremely great opportunity for Buon Ma Thuot to rise up. The plateau boundary is broken, it can be seen that in just a short time, Dak Lak needs to consider the problem of "going offshore". The agricultural advantages in Phu Yen, such as Tuy Hoa rice granary, will be a driving force to support the further development of Dak Lak's processing industry. Enterprises investing in the province will diversify their products from the perspective of linking mountains and forests and the sea - plains. Buon Ma Thuot urban area will further increase its advantage as the economic hub of the Central Highlands region combined with the South Central Coast region.

The urban appearance of Buon Ma Thuot will have to change, modernize, and become more high-rise. However, the traditional cultural characteristics and green natural foundation of the locality still need to be preserved. There will be a tolerance and blending of new and old urban criteria, urban and rural, forming new urban clusters, modern and traditional intertwined, aiming at deep commercialization conditions. For the young workforce, this is a good opportunity for them to concentrate on Buon Ma Thuot, find job opportunities and start a business, including intellectual workers, digital technology, and pure workers participating in the fields of processing, processing agricultural products, agricultural tools, etc.

According to consultants, the urban development trend will increase the population of Buon Ma Thuot, mainly young workers. The demand for housing for workers will increase rapidly in the area, stimulating new urban housing investment projects, including prefabricated housing, high-rise apartments using new materials... The city needs to improve quickly and have a vision for traffic infrastructure, living, cultural and social institutions... Investment needs for telecommunications technology, environmental treatment, waste and wastewater treatment, electricity and water supply, and improvement of medical infrastructure, education, nutrition... will be important issues for the city's appearance in the next few years.

At the same time, Buon Ma Thuot's urbanization investment activities need to continue with the expansion space to the East. Phu Yen will set new criteria for local mobilization, in order to effectively exploit the practical urban and agricultural infrastructure that still has many development requirements. Specifically, regarding transportation, the story of investing in key routes such as National Highway 29 into provincial roads, investing in expressways connecting Dak Lak with neighboring provinces and cities... needs to be implemented more strongly.

Accordingly, the urban vision of Buon Ma Thuot cannot stop at the old criteria, but needs to expand much more, truly a journey of "going offshore" in the true sense!
