After nearly 10 years of project implementation, the number of people moving in is very small.

After nearly 10 years of implementation, although the infrastructure of this project has been invested quite well, the number of people staying is very small. Only a few houses are occupied, the majority of the remaining are "closed doors" or unfinished and almost abandoned.

A real estate broker said that the current land price in the Vietnam Lotus Village Cultural - Commercial - Tourism urban area is being traded at around 10 - 15 million VND/m2.

The Diamond City project has a scale of 12.3 hectares.

The Diamond City project has its main gate located on the frontage of DT 830 road, Huu Thanh commune, Duc Hoa district and Luong Binh commune, Ben Luc district.

According to the investor, The Diamond City has a scale of 12.3 hectares with 586 products. The project is developed according to the compound semi-model, a combined urban area for both living and business...

The selling price at this project is around 16 - 17 million VND/m2.

In fact, at the end of November 2023, The Diamond City project completed internal infrastructure, trees, and some amenities such as swimming pools, parks, and tennis courts.

The selling price of land in this project is fluctuating around 16 - 17 million VND/m2, shophouses are around 22 - 23 million VND/m2. However, currently the project has no residents.

The selling price at Lago Centro project is equivalent to the time the project was launched in 2018.

Also located on the frontage of DT 830 road, Ben Luc district, Long An province, Lago Centro project has a scale of 13.2 hectares, providing more than 700 commercial townhouses, townhouses and semi-detached villas.

According to the reality of this project, the investor has completed the internal infrastructure, trees and some basic utilities. However, there are still no residents. Some items and works are degraded or unfinished and abandoned.

Mr. Hung, a broker at the project, said that the selling price at this project is currently being traded at around 10 - 15 million VND/m2, many customers are accepting to "cut losses" on land here at a price of just over 10 million VND/m2. This price is equivalent to the time the project was launched in 2018.

Vietuc Varea project was opened for sale from the end of 2019.

Also on the above route, the Vietuc Varea Project was opened for sale since the end of 2019, with a scale of 20.5 hectares with 1,200 land products, attracting the attention of many investors.

However, like other projects in Long An, Vietuc Varea project has completed internal infrastructure, built some basic utilities but no residents have moved in yet. The selling price at this time of the project is trading in the range of 15 - 19 million VND/m2.

According to real estate experts, with its location adjacent to Ho Chi Minh City, areas such as Duc Hoa, Ben Luc, and Can Giuoc districts of Long An province are identified as satellite cities of the city in the future.

In recent years, these areas have invested heavily in transport infrastructure, many large urban areas have been planned, making the real estate market bustling.

Real estate prices in Long An province are also much "softer" than in neighboring provinces such as Binh Duong province or Ho Chi Minh City.

However, currently, most buyers in Long An province are saving for investment, but it is very difficult to live there, because the infrastructure connecting to Ho Chi Minh City is still difficult and the utilities are not yet developed.
