The land price adjustment coefficient in the province in 2024 has just been issued by Chairman of the Provincial People's Committee Doan Anh Dung through Decision No. 14/2024/QD-UBND.
Accordingly, the adjustment coefficient is applied to determine the starting price for land use rights auction when the State allocates land with land use fee collection, leases land with one-time land rent collection for the entire lease term, and the land plot or land area of the project has a value (calculated according to the land price in the land price list) of less than 20 billion VND (except for the case where the land plot or land area for auction is in an urban area, traffic hub, or concentrated residential area with advantages and profitability, implemented according to Circulars No. 332/2016 and No. 333/2016 of the Ministry of Finance ). This year's land price adjustment coefficient compared to the land price adjustment coefficient of the previous year, is determined according to the common market land price of each type of land, depending on the area with fluctuations of increase, no increase, or decrease. For agricultural land, rice cultivation, there are locations that decrease from 1% to 5% such as in Duc Linh district; there are locations that increase from 1 - 36% in Ham Thuan Nam district. Land for annual crops, aquaculture land, and perennial crops in Ham Thuan Nam district has some areas adjusted down by 1-4%, some areas increased by 1-43%; only Ham Tan and Phu Quy districts remain unchanged.
For non- agricultural land groups: rural residential land in area 1 has a decrease of 1 - 33% in Ham Tan district; there are also places that increase with an increase of 1 - 50% (Ham Thuan Bac). Rural residential land on traffic routes and residential areas in communes increases by 1 - 15% (Phan Thiet city). Rural residential land along main traffic routes has a decrease of 1 - 24% (Ham Tan, Phu Quy), there are also places that increase from 1 - 95% in Phu Quy. Urban residential land in the areas (except Phu Quy island) has a decrease of 1 - 46% (Tan Nghia town, Ham Tan district), there are also places that increase from 1 - 133% (Tan Nghia town, Ham Tan district). For land used for commercial and tourism purposes, the land price adjustment coefficient in 2024 is by the surplus method; Compared to 2023, the land price adjustment coefficient increased from 10 - 47%; Ham Thuan Bac and Tanh Linh districts remain unchanged.
