Many real estate projects in Da Nang restart after a temporary suspension
The Summit Building Project, Asiana Apartment Complex has resumed construction after a temporary suspension. Meanwhile, after being granted a construction permit in early February 2024, the Han River Apartment Complex Project is currently constructing the foundation.

A representative of Summit Building Company Limited said that the Summit Building Project is currently being implemented and constructed by the company. In terms of scale, the Project remains unchanged from the original 12 floors (above ground).
At the same time, the company representative also informed that it took the enterprise nearly 3 years to complete procedures related to adjusting the construction permit, which has now been completed. In addition, the project has also completed fire prevention and fighting procedures.
According to the record, the Summit Building Project is currently being installed by the construction unit with aluminum and glass panels outside the building. According to the project information board, the project started on January 5, 2024 and is expected to be completed by the end of this year. The project has a total land area of 1,301.5m2, a total height of 45.1m, 12 floors above ground and a basement.

Possessing a "golden" location on Nguyen Van Linh Street (Thanh Khe District), right at the gateway to Da Nang International Airport, the Summit Building Project has temporarily suspended construction. The reason is that the investor must correct violations from construction that does not comply with the approved design (fined 150 million VND in June 2021).
In Son Tra district, the Han River Apartment Complex Project invested by Dong Do Group Joint Stock Company has also started construction of the foundation after a long time of being an empty land surrounded by corrugated iron. It is known that Dong Do Group Joint Stock Company was recognized as the winner of the auction of land use rights for Land A2-1, Nai Hien Dong Fishing Village Residential Area on August 3, 2020 with the winning auction price of 43.3 million VND/m2 compared to the starting price of more than 42.17 million VND/m2 (total area of 7,167.5 m2); land was handed over on site on January 26, 2021.

According to the first investment registration certificate issued by the Department of Planning and Investment of Da Nang City (issued on January 13, 2022), the project has a total of 941 apartments, with a total investment of more than VND 1,324 billion. Regarding the prescribed progress, complete legal procedures to start construction in January 2022, start construction in February 2022, complete the rough construction in January 2024, complete the entire project and install equipment in August 2024; from October 2024 to January 2025, carry out procedures to request the issuance of a Certificate of land use rights and house ownership rights.
One of the reasons why the project did not meet the progress according to the investment certificate was the need to adjust the construction scale. Specifically, compared to the planning approved on April 23, 2019, the project reduced the scale from 36 floors above ground, 2 basements to 31 floors above ground (including the attic) and 3 basements according to the request of the General Staff's Operations Department on construction clearance height (adjusted detailed planning on August 28, 2021). In addition, the project is related to underground planning under the Han River and East Bank Zoning Plan (this Zoning Plan was not approved until November 7, 2023).
Therefore, on February 1, 2024, the Project was granted a Construction Permit by the Department of Construction of Da Nang City with a scale of 3 basements, 30 floors, 1 attic with a total construction floor area of 112,905.4 m2, and a building height of 105.2 m.

In Lien Chieu district, after a temporary suspension of construction, the Asiana Apartment Project by Asiana Paramount Company Limited is starting construction of the top floors of the two twin towers. The project is located in Hoa Hiep 2 residential area, Nguyen Tat Thanh street, with the commercial name Nam O Discovery.

According to the document, the project was approved for investment by the People's Committee of Da Nang City on April 7, 2020. The project has an area of 4,309.8 m2, scale of 1 block of 3 basements, 36 floors above ground; total investment capital of more than 599 billion VND, product of 487 apartments. The project progress started construction and put into use from August 2020 to August 2023. The project was granted a construction permit on December 24, 2020 (2 tower blocks, scale of 34 floors above ground including 4 basement floors, 29 apartment floors, 1 elevator penthouse).
Because by August 2023, the Project has not been completed (still completing the rough construction), on January 29, 2024, the Department of Planning and Investment of Da Nang City issued Official Dispatch No. 288/SKHDT-DN regarding the progress of the Asiana Apartment Project.

On May 16, 2024, the Department of Construction of Da Nang City announced that future housing at the Asiana Apartment Project is eligible for sale (phase 4) with a quantity of 5 apartments (previously, a total of 79 apartments were opened for sale).
In April 2024, according to a report by DKRA and Dat Xanh, the residential real estate market in Da Nang City had only one new supply project in the apartment segment in Son Tra District. According to the Da Nang City Statistics Office, the real estate market has not shown strong signs of recovery, and buying and selling transactions are almost quite dull.
