Cau Giay District: With an area of up to 287.8 hectares, Cau Giay is one of the districts with many urban area projects in Hanoi, accounting for about 73.2% of the area. This place concentrates many major streets such as Nguyen Van Huyen, Me Tri, Duong Dinh Nghe, Pham Hung... convenient for traveling. Not only is it a place to live that attracts many people, many agencies also choose this area as their new headquarters and offices after leaving the center of the capital.

One of the first new urban areas to appear in Cau Giay district is Trung Hoa Nhan Chinh, covering an area of 300,000 square meters, located on the border between Cau Giay and Thanh Xuan districts. Construction began in 2001 and was completed in 2006. Since its establishment, it has been a livable place because of its prime location, convenient connection between the city center and major traffic routes. Just two years ago, an apartment here cost from 24 to 35 million VND/m2, but now it has skyrocketed to around 60 million VND/m2.

Located right in Trung Hoa Nhan Chinh area is Vinhomes D'Capitale complex. In 2016, when this project launched the first apartments, it created a fever in the market. Located in an extremely favorable location, the urban area owns 3 facades facing 3 busy and bustling streets including Tran Duy Hung, Khuat Duy Tien and Hoang Minh Giam. Currently, the apartments here are for sale at about 100 million VND/m2.

Talking about new urban areas in Cau Giay district, we cannot help but mention the Nam Trung Yen project. This is the first phase of the new urban area project in the southwest of Hanoi, with detailed planning and items that are very beautiful and worth living, approved by the City People's Committee at the end of 2001.

However, many items have not been completed yet. During the living process, many complaints have occurred. The quality of the apartment has deteriorated, the walls are constantly peeling off, the surrounding area is very dirty because of the shops surrounding the premises and many other painful problems.

However, due to its beautiful location in the district, many people still like to buy apartments here, even in buildings that have not been granted red books. Real estate prices in Nam Trung Yen have more than doubled compared to a year ago.

Hoang Mai District: The Linh Dam Urban Area planning project was implemented from 1990 - 1992 with the name Linh Dam Lake General Service and Housing Area. Of the more than 184 hectares, 74 hectares are for water surface planning, Linh Dam Lake has a horseshoe shape, with a systematic approach to water surface space, green parks, services...

The Linh Dam Lake project in 1994 won the national architecture award. After 20 years, the Linh Dam urban area no longer looks like the original planning project. The planning orientation is the same, but after many adjustments, the project is distorted, deformed, making the once livable place become a horror for many people who have to travel through it every day on their way home from work or have to move through it.

Currently, the selling price of an apartment here has reached 80 - over 100 million VND/m2, while when it was first inaugurated, it was only about 30 million VND/m2.
