Land plots in Da Nang are scarce.

DNVN - On December 22nd, DKRA Group, a real estate services corporation, released its report on the Da Nang City residential real estate market for November 2025, stating that the supply of land plots decreased while demand increased sharply.

Compared to the same period in 2024, the primary supply of land plots in the Da Nang market in November 2025 recorded a decrease of approximately 9%. New supply continued to be scarce, with no new projects launched during the month.

According to DKRA, the supply of land plots in the Da Nang market decreased in November, while demand increased sharply.

Conversely, overall market demand in this segment recorded a 2.2-fold increase compared to November 2024; however, consumption remained very low, reaching only about 2% of the total primary supply. In particular, products with an average price of around 30.3 million VND/m2 played a leading role in market transactions.

Primary market prices remained stable compared to the previous month and increased by an average of approximately 21% year-on-year. However, the increase was concentrated only in projects that had already handed over land titles, were part of urban complexes, and had convenient regional connectivity. Compared to the previous month, secondary market prices increased by approximately 4%.

According to DKRA Group, the scarcity of new land plots on the market, coupled with persistently high demand for real estate, has led to the secondary market continuously establishing new price levels recently. Overall, in the short term, the land market in Da Nang has not yet shown many signs of recovery in terms of both supply and liquidity in this segment.

For the apartment segment, primary supply in the Da Nang market continues to thrive with an increase of over 50% compared to the same period last year. Notably, new supply increased significantly by 53% compared to November 2024. Market liquidity continues to improve, with sales increasing by 73% compared to the same period last year, with most transactions concentrated in newly launched projects during the month, accounting for 57% of total primary sales.

According to DKRA, Ngu Hanh Son ward continues to be a bright spot, contributing 43% of the total supply and 53% of the total primary sales in the entire Da Nang market. The group also noted that the apartment supply structure is unbalanced across segments, with luxury and high-end apartments accounting for up to 82% of the total primary supply in the entire market.

Primary market prices remained stable, with some projects seeing slight upward adjustments of 3-5% as sales progressed. In the secondary market, prices did not fluctuate significantly compared to the previous month, with projects near the city center and coastal areas remaining bright spots attracting investor interest.
