Demand for mini apartment rentals is heating up
In recent years, the serviced apartment rental model has become popular due to its convenience and suitability to the needs of many customers. The trend of renting serviced apartments is also growing strongly due to the increasing demand for housing, while the current supply of rental housing in Hanoi is not enough to meet the demand.

Therefore, buildings built in the form of mini apartments have sprung up and become popular. This type of business targets the middle-income group and above, as well as households and people working from other provinces.
Although the rental price is more expensive than traditional boarding houses, with amenities built to suit the lifestyle and needs of young people, mini apartments are still a type of rental housing that receives a lot of attention.
Ms. Pham Thi Ngoc Mai, an office worker, is renting a small mini apartment in Xa Dan (Dong Da, Hanoi) and said that she used to rent a cheap house in the past, but the old room did not have enough amenities and living was inconvenient because she had to share a bathroom. Therefore, she decided to switch to renting a mini apartment with more amenities.
“Renting rooms usually cost from 1.5 to 2.5 million VND/room, but they are inconvenient and do not guarantee security. Because I am a girl and live alone, I decided to spend another 1 to 2 million VND to rent a mini apartment for 4.5 million VND/month, which is clean and secure,” Ms. Mai shared.
Ms. Mai also said that the apartment she is renting has an area of 26 square meters, located on the 3rd floor of the building. The landlord also installed an elevator for everyone to move around and has full amenities such as: air conditioning, tables and chairs, kitchen shelves and electric stove, bed, wardrobe... Moreover, the entrance gate all uses fingerprint locks, the landlord installed cameras in the basement parking lot and in the hallway area of each floor.

Mr. Nguyen Tien Dat, an apartment service business in Tran Duy Hung (Cau Giay, Hanoi) said that mini one-bedroom apartments with maximum utility always have a high occupancy rate. Meanwhile, large apartments with an area of 90 - 110 m2, with 2 - 3 bedrooms are always vacant.
“This year, mini apartments with small areas and full amenities in one room are much more popular. Most of the time, the rooms are never empty, as soon as one customer leaves, another will ask to rent. Most of them are foreigners coming to Vietnam to work and need a place to stay that is cheaper than a hotel but still convenient,” Mr. Dat shared.
Shifting investment to mini apartments
Mini apartments partly solve the housing needs of many households and working people who do not have the conditions to buy their own houses. In terms of form, these mini apartments are designed and built like small buildings, with a clean, closed exterior, a basement for parking, an elevator, each apartment is about 25 - 40m² wide, each building is about 7 - 8 floors high, some buildings are up to 12 - 13 floors high.
Realizing that the trend of mini apartments has been continuously increasing in recent years, Ms. Nguyen Lan Nhi, owner of a 5-storey building in Truong Dinh (Hai Ba Trung, Hanoi) said that she decided to renovate her house into mini apartments for rent.
“The renovation cost was quite expensive, however, since switching to renting out the apartment, the number of customers has been stable. Moreover, most of the customers are small families, renting rooms for a long time, so I don’t have to run around looking for customers to stay continuously,” said Nhi.
