The total investment of the project is expected to be over VND11,000 billion, of which the costs for technical infrastructure, golf course, housing construction, site clearance and contingency are allocated reasonably to ensure investment efficiency and implementation progress. The project is expected to be widely bid internationally to select investors for implementation in the second quarter of 2025.

The new urban area and Lien Hong golf course project is planned synchronously according to the planning orientation of subdivision 3A (Lien Hong subdivision of Hai Duong city), strictly following national technical standards. With a complete internal traffic system, reasonable construction density, maximum height from 5 - 11 floors depending on the functional area, the project aims to form a modern, safe and convenient living space for about 2,655 residents.

The new urban area and Lien Hong golf course border the Sat River to the north; the residential area of ​​Dong Lai village, Qua Bo village, Lien Hong commune to the south; the residential area of ​​Thanh Xa village, Lien Hong commune to the east; the residential area of ​​Sat river and Thanh Xa village, Lien Hong commune to the west.

The project is expected to create about 500 direct jobs, contributing to improving income and quality of life for local people.

According to the plan to develop the network of cultural, sports and tourism facilities in Hai Duong province for the period 2021 - 2030, with a vision to 2050, attached to Decision No. 1639/QD-TTg dated December 19, 2023 of the Prime Minister, the Lien Hong New Urban Area and Golf Course Project, Lien Hong Commune, Hai Duong City will be part of the Sat River golf course project.

The project is implemented along the Sat River.

According to the adjusted master plan of Hai Duong city until 2040 approved by the Prime Minister in Decision No. 339/QD-TTg dated April 3, 2023, the project area belongs to the new urban area of ​​culture, sports, education and health in the southwest, belonging to part of Thach Khoi, Lien Hong and Gia Xuyen communes. The new urban area - the southwest gateway, is the center of trade, services - culture, sports, education and health of the city.

The project will exploit the landscape space along the Sat River and National Highway 37, creating new functional areas of the city. If invested early, it will help form a modern and civilized urban area, effectively exploit the potential of urban land funds, and actively contribute to the transformation of the local economic structure towards increasing the development of urban services. At the same time, it will create a modern tourist complex and be the leading attractive destination for foreign traders and politicians when coming to Vietnam.

The 18-hole golf course is built to international standards, not only as a sports training space but also as a highlight in terms of architecture and tourism, capable of hosting major domestic and regional tournaments. This will be an invaluable opportunity to advertise and introduce Hai Duong province.
