Due to its geographical location and market developments, in recent years, Quang Nam real estate has been considered a unified entity with the Da Nang real estate market. Both of these neighboring markets have similar and distinct strengths that support each other to create a common picture of Da Nang - Quang Nam real estate and this is the "golden center" of real estate nationwide in the period 2014-2019.
During the period of 2014-2019, tourism in the two localities of Quang Nam - Da Nang exploded, especially beach resort tourism. The Son Tra peninsula, Ngu Hanh Son (Da Nang), Hoi An (Quang Nam) became destinations for many domestic and foreign tourists. The strong development of tourism has promoted the development of the coastal real estate market in Quang Nam - Da Nang. Accordingly, dozens of large real estate projects have been implemented by investors during this period along the coast of the two localities, creating a very vibrant picture for the market.
Currently, although the market is no longer booming as before, according to many experts, the room for real estate development in Quang Nam is still very large.
Regarding the urban system development plan, by 2030, Dien Ban town is expected to be upgraded to city level. In Duy Xuyen district, Nam Phuoc urban area will expand to connect with Duy Nghia - Duy Hai urban area, Kiem Lam urban area and neighboring communes to be upgraded to Duy Xuyen town administrative level. In Thang Binh district, Ha Lam urban area will expand to connect with Binh Minh urban area and neighboring communes, upgraded to Thang Binh town administrative level. Tac Po urban area and To Vieng town will be established as town administrative level in the period of 2021 - 2025; Tam Dan and Dai Hiep urban areas will be established as town administrative level in the period of 2026 - 2030.
First of all, Quang Nam owns abundant land fund, while infrastructure is increasingly invested in synchronously and completed. At the same time, the rapid urbanization process also creates favorable conditions for attracting investment and developing real estate projects in Quang Nam.
According to statistics, Quang Nam province has an area of 10,574.74 km2, with 4 main types of terrain: high mountains, high hills, low mountains, hills and plains divided by the Vu Gia, Thu Bon, Tam Ky river basins...
Due to the characteristics of the terrain, the urban morphology of Quang Nam province is also formed in the form of a chain linked to key traffic routes: the urban chain along National Highway 1A (Vinh Dien, Nam Phuoc, Ha Lam, Tam Ky, Nui Thanh), the urban chain along the coastal route (Hoi An, Tam Ky, Chu Lai - Nui Thanh), the urban chain along the Ho Chi Minh road and National Highway 14B (Kham Duc, Thanh My, P'Rao, Ai Nghia), the urban chain along the Quang Nam route (Tac Po, Tra My, Tien Ky, Phu Thinh, Tam Ky), the urban chain along the Eastern Truong Son route (Thanh My, Trung Phuoc, Tan Binh, Tra My, To Vieng).
The most prominent of these is the coastal urban chain running from Dien Ban town to Nui Thanh district. This is also the place that attracts many investment projects in the real estate sector, especially resort real estate. This coastal urban chain is forecast to continue to develop further when the 36.5 km long coastal route connecting Hoi An city to Tam Ky city was completed at the end of 2023, after many years of implementation. At the same time, phase II of this route (passing through Tam Phu commune, Tam Ky city and coastal communes/towns of Nui Thanh district) was also officially started in January 2024.

Exploit and promote potentials
In the Quang Nam Provincial Planning for the period 2021-2030, with a vision to 2050, which has just been approved by the Government, Quang Nam province has identified the key task of infrastructure development in the coming time as improving the quality of urbanization in both existing and new urban areas. Gradually reduce pressure on Hoi An Ancient Town on the basis of developing urban space in the East of Dien Ban town and Duy Xuyen and Thang Binh districts; strongly develop Tam Ky City on the basis of organizing a reasonable merger of space with Nui Thanh district, linking development with surrounding areas.
The planning also identifies the spatial organization plan of the province into two dynamic clusters, including: Dien Ban - Hoi An - Dai Loc dynamic cluster and Phu Ninh - Tam Ky - Nui Thanh dynamic urban cluster.
In particular, the Dien Ban - Hoi An - Dai Loc dynamic cluster will be built to become the northern growth pole of the province, connecting with the economic spaces of Da Nang City. Through the road route, the Vu Gia, Thu Bon, and Co Co river systems will form a chain of riverside and coastal urban areas; develop a tourism corridor based on the waterway traffic route of Thu Bon and Co Co rivers; exploit the urbanization needs of Da Nang City and Hoi An to develop Dien Ban urban space, prioritize the formation of coastal and riverside resort and entertainment urban areas of Co Co River, closely manage public spaces and architecture on both sides of Co Co River to form a beautiful tourist river route of Vietnam...
With the Phu Ninh - Tam Ky - Nui Thanh dynamic urban cluster, this place will be developed into an industrial economic area, seaport logistics services, aviation, trade, sea tourism, healthcare, education - training, smart urban area, in which Nui Thanh district will be merged with Tam Ky city to develop into a type I urban area...
Mr. Vo Trong Phung assessed that the approved Provincial Planning will have a strong impact on the Quang Nam real estate market. In particular, projects that have been and are being implemented by investors "at a slow pace" will be accelerated when they no longer have to "anxiously" wait for the planning. At the same time, investors and customers will have more official information channels to redefine key investment areas to suit the development trend of the province.
