(Dan Tri) - GELEX Tower - Office building of investor GELEX Group has just been awarded LEED Platinum v4.1 certification for projects that have come into operation.
Shift in tenant demand
Currently, domestic and international businesses and investors are showing great interest in environmental, social and governance (ESG) issues, considering ESG as a key factor in planning development strategies and making business decisions. Listed companies in Vietnam and around the world are striving towards the goal of "Net Zero", applied in both business and governance. Therefore, choosing a green office has become a strategy in the sustainable development of businesses.
Vietnam's green office conversion process is taking place late compared to the world and the region, however, investors are rushing to catch up with the general world trend.
In 2020, Hanoi had its first building to receive a green certificate. After 4 years, the number of green buildings has increased significantly.
GELEX Tower is a building of investor Gelex Group, operated by Savills Vietnam.
According to Savills Vietnam’s analysis, green projects bring many benefits to investors, contributing to sustainable environmental protection, creating working spaces, improving mental health, increasing occupancy rates with tenant-oriented designs. Long-term vacancy rates are reduced thanks to tenants tending to stay with investors for the long term.
In Vietnam, LEED (Leadership in Energy and Environmental Design) is considered a symbol of pioneering and sustainability of a group of high-quality and modern office buildings.
LEED aims to ensure a fair and transparent rating system for green buildings. The LEED standard has 4 levels: LEED Certified, LEED Silver, LEED Gold, and the highest is LEED Platinum. Currently, Vietnam has 8 office buildings that have received LEED Platinum certification, 3 of which are in Hanoi.
GELEX Tower received LEED Platinum certification for operations and maintenance thanks to meeting criteria such as efficient water utilization, ability to reduce energy consumption, use of environmentally friendly materials, ensuring air quality in the building and sustainable development environment.
GELEX Tower - Connecting sustainable business community
With a prime location in Hai Ba Trung district, Hanoi, GELEX Tower is convenient for transportation and trade, connecting, enhancing the image and reputation of the business.
GELEX Tower investor representative was awarded LEED Platinum certificate on November 15.
In operation, GELEX Tower controls and optimizes the operation of system equipment to use electricity efficiently, and manages water saving well. The exterior of the GELEX Tower building is installed with glass with good insulation and optimizes the use of natural light to the offices. This reduces power consumption for the cooling system and lighting system (by taking advantage of daylight).
In addition, GELEX Tower is arranged with suitable green area, equipped with fresh air supply system for working spaces, ensuring a fresh and comfortable environment.
The investor representative of GELEX said: "GELEX Tower focuses on the experience for the tenant community, through space and working environment, so it always has a high occupancy rate. GELEX Tower has become the choice for many domestic and foreign companies to set up their headquarters. We hope to build a business community that integrates and develops sustainably. That is also GELEX's commitment in the journey of sustainable development, making a practical contribution to Vietnam's roadmap towards Net Zero by 2050".
Green office projects contribute to promoting the development of the office market in Hanoi, proving that this place deserves to be a dynamic and attractive business location for large domestic and international enterprises and corporations.
