Many freelance real estate brokers in Ho Chi Minh City are familiar with, and even admire, the name "Tam That Tha" - the nickname of Trinh Van Thanh Tam (born in 1995), who is famous for his outstanding number of successful townhouse transactions. Tam's secret comes from building TikTok and YouTube channels specializing in introducing real estate products with clear images and transparent information.

After graduating from the Police University and working for two years in Dong Nai , Tam decided to switch to real estate, a decision that surprised many people but opened a big turning point for his career.

"At first, I just distributed flyers, posted ads on electric poles, and posted houses for sale on the website and Zalo. But customers often complained that they didn't have time to go see them, or they went and were disappointed because the information was incorrect. That's when I realized I needed to change my approach," Tam said.

Real estate brokers "close deals" a lot thanks to building a standard Tiktok channel

According to Tam, the most important thing in building a social network channel about real estate is information, real images, and standard and correct legal documents. To be standard or not, the broker must be the one to check, commit and be transparent, publicly disclose details, and any defects in the house, if any, so that customers can trust that the product is real.

Tam said that a customer from the US liked the house through Tam's Tiktok channel and contacted relatives in Vietnam to see it and put down a deposit to buy it after just one viewing.

Tam said he had to spend time carefully and thoroughly researching the Land Law, new circulars and decrees, especially learning about the planning in the inner-city areas and districts where he introduced houses to customers, to avoid the situation of selling houses to customers and discovering that the current status was incorrect, which could easily lead to an unsuccessful transaction and loss of credibility.

In particular, you must understand the procedures from notarization to transfer of ownership, important procedures so that customers, even though they are far away, can still feel secure in entrusting you to carry out property transactions.

According to Tam, in real estate transactions involving money, the most important thing is trust and trust takes time to build.

On average, Tam films and edits at least 1-2 videos a day to post on social networks. In addition, he also reviews houses for sale for customers to reserve. In particular, many other brokers also ask Tam to review and introduce products to sell quickly. Many customers, after following the channel for a while, have contacted and bought very quickly.
