(NLDO)- Investment in serviced apartments has flourished in the past 1-2 years, but market developments are changing dramatically.

For many years, serviced apartments, townhouses or small buildings divided into long-term or short-term rental apartments, have been considered a "sustainably profitable" investment channel, replacing bank deposits.

According to Mr. Do Linh Dan, a real estate broker, the demand of many buyers is to own property to both keep money and have a stable rental income from serviced apartments, motels, and business premises.

This trend has flourished in the past 1-2 years, especially when savings interest rates decreased, people with capital sought to switch to real estate to "make money from money". However, currently, this segment is witnessing strange developments.

Just type the phrase "serviced apartment for sale" on Google or on social networking platforms such as TikTok, Facebook, or real estate websites such as nhadat24h.com, muabannhadat.vn, muaban.net, nhatot.com, batdongsan.com.vn... you can see a series of ads for sale of townhouses with serviced apartments, boarding houses, rooms for rent with the advertisement line "with cash flow available", "exploiting for rent immediately".

In fact, this segment is being advertised heavily for many reasons.

Serviced apartments for sale online

According to Mr. Ta Trung Kien, Director of Wowhome Real Estate Company, the reason why there are so many advertisements for serviced apartments is because small investors are not exploiting them as expected. The common reason is that these apartments are not built according to standards, do not ensure fire prevention and fighting, even only 50-60 m² but "stuffed" with 7-8 rooms, lacking light, utilities, and emergency exits.

"Many previous buyers have clearly seen that it will be difficult to meet rental expectations, but there are also many people who do not understand the law and get stuck, causing profits not to be as expected. At that time, they are forced to resell to recover capital" - Mr. Kien analyzed.

He also noted that the selling price of houses with rental cash flow (serviced apartments) is usually 20-30% higher than houses without this model. "If operated well, the owner will keep it for exploitation to have a stable income, few people sell. Therefore, buyers need to be alert, carefully consider legal documents, construction standards, actual operating capacity, avoid burying capital in real estate that cannot be rented as expected" - Mr. Kien emphasized.

Mr. Linh Dan also warned that not every house is qualified to become an effective serviced apartment. "It is important for buyers to see if the function is suitable, if there is enough area, design, service quality, and if the location is suitable for rental needs," he said.
