With the policy of encouraging commercial, service and production and business activities, the new land price list recently issued by the City People's Committee has harmonized the prices of commercial, service and non- agricultural land (industrial park land, production and business land...).
In particular, the price list of commercial and service land has been adjusted down quite a bit. The price of land for non-agricultural production and business that is not commercial and service remains the same as before. Some non-agricultural production and business activities using special land have had their fees adjusted down.
Specifically, the price of non-agricultural land in Ho Chi Minh City is divided into 4 positions. In which, position 1 is land with street frontage (street named in the land price list) applied to land plots, land areas with at least one side adjacent to the existing road (roadway, roadside, sidewalk) specified in the land price list.
The following locations not adjacent to the street frontage include: Location 2: applies to plots of land and land lots with at least one side adjacent to an alley with a width of 5m or more, calculated as 0.5 of location 1.
Position 3: applies to plots of land, land lots with at least one side adjacent to an alley with a width from 3m to less than 5m, then calculated as 0.8 of position 2; Position 4: applies to plots of land, land lots with the remaining positions calculated as 0.8 of position 3.
In case the above locations have a depth from the inner edge of the road (roadway, curb, sidewalk) of the road frontage (according to the cadastral map) of 100m or more, the land price is calculated to be reduced by 10% for each location. The remaining locations are applied in the appendix of the land price table.
Land for non-agricultural production and business that is not commercial or service land (including land for industrial parks, industrial clusters, minerals; land for non-agricultural production facilities); national defense and security land; public land; land for construction of agency headquarters, land for public works; other non-agricultural land (export processing zones; Quang Trung Software Park, warehouses, supermarkets, gas stations, wharves, zoos, etc.) shall have the following land prices:
In districts 1, 3, 4, 5, 6, 10, 11, Binh Thanh, Phu Nhuan: calculated at 50% of the price of land for production and non-agricultural business that is not commercial or service land specified in the appendix.
In districts 7, 8, 12, Tan Binh, Tan Phu, Binh Tan, Go Vap, Thu Duc City: calculated at 60%. The remaining 5 districts are calculated at 75% compared to the price of land for production, non-agricultural business that is not commercial or service land.
For non-agricultural production and business land that is not commercial or service land at location 1 specified in Appendix No. 10. (see Here)
In the High-Tech Park, commercial and service land is specified in the appendix (Table 11), while non-agricultural production and business land is not commercial and service land specified in the appendix (Table 12).
Commercial and service land decreased sharply
Notably, the price of commercial and service land has been adjusted down sharply. For example, the price of commercial and service land on Dong Khoi Street previously had a rental price of more than 9 million VND per square meter, but with the new price list, the rental price is about 5 million VND per square meter.
According to the Department of Natural Resources and Environment, the prices of commercial, service, non-agricultural land... in the land price list have been adjusted appropriately, harmonizing the interests of people and businesses.
