Sharing with PV. VietNamNet, Mr. Vu Cuong Quyet, General Director of Dat Xanh Mien Bac, said that in the residential segment, investors mostly buy for rent. 3-4 years ago, investors switched to investing in apartments when prices in the provinces were still cheap, with good price increase margin.

If the rate of return on investment in apartments in the provinces is 9-11%, then investing in apartments for rent in Hanoi is only about 5-6%.

“Land is a long-term investment segment, burying capital. Currently, the northern provinces also have quite good prices, which is also an opportunity for investors to be interested in. However, it is necessary to choose the market, maybe pay attention to provinces with strong industrial development. As for the resort real estate segment, in 2024 there will be signs of a return; but it will be more obvious from the end of 2024 to the beginning of 2025,” Mr. Quyet analyzed.

According to the General Director of Dat Xanh Mien Bac, the real estate market in 2024 is a good opportunity for investors because the prices of some investment segments have decreased, only real estate for real estate purposes has maintained its price.

“In 2025, when the Housing Law, Real Estate Business Law, and Land Law (amended) officially take effect, land prices, land taxes, and site clearance compensation prices according to the new law will be based on market prices, so land prices will be high, and project costs and prices will be high. Therefore, 2024 is a good opportunity for investors to consider investing in land, townhouses, and villas before the new law takes effect.

Markets like Hanoi or provinces that attract strong FDI capital are good investment areas. Investing in places that do not attract many people to live is very dangerous,” Mr. Quyet noted.

Meanwhile, Mr. Nguyen Van Hau, General Director of Asian Holding Real Estate JSC, assessed that land only recovered slightly, so it would be difficult to develop as in the 2017-2019 period. However, according to him, the apartment segment, priced at about 2,000-2,500 USD/m2, is still well absorbed.

“Depending on each person’s investment needs, if investors have idle money, they can consider real estate products near industrial parks because renting will be easy, but if they want to buy to live, they will definitely choose an apartment.

With land, investing with a vision of about 3 years is still quite stable. Meanwhile, resort real estate will still face difficulties, so investors can consider investing according to their taste," said Mr. Hau.

Ms. Le Thu Ha, Chairwoman of the Board of Directors of Ha An Group, expects that by the second quarter of this year, the market will fully recover.

With the new regulations in the revised Land Law that have been passed, Ms. Ha said that when businesses apply for projects, they will follow the new regulations without having to wait long.

“Real estate supply will improve in the coming time, however, real estate prices from investors will be high due to land taxes, compensation for site clearance close to market prices, land prices will be high. For investors with available money, this is the time to buy gradually. In 2025, the real estate market will explode,” said the Chairman of Ha An Group.

According to Ms. Ha, inner-city apartments are always the top product in the interest of investors and real buyers. Next are real estate products such as shophouses, industrial real estate, and land.

From the analysis of leaders with many years of experience in the real estate sector, investors have more basis to decide to invest in the real estate segment that suits their taste this year.

Should we invest in real estate now to anticipate the 3 laws coming into effect? Although experts believe that this is the “golden” time to invest in real estate, they note that it is necessary to choose the segment and also need to calculate some other factors to be able to bring about profitability.
