Southern warehouses attract capital
Recently, Kuehne+Nagel Group cooperated with LEGO Group to invest in the construction and officially put into operation a goods distribution center in Dong Nai .
The center has a total area of 10,200 m2, with a capacity to process more than 150 containers per week. Goods from the LEGO factory in Binh Duong (now merged with Ho Chi Minh City) will be distributed to the markets of Australia, New Zealand, Malaysia, Singapore, Japan and are aiming to reach India, Indonesia and many other countries by 2026.
Mr. P. Venkatram, Vice President of APAC Supply Chain - China (LEGO Group) assessed that the new distribution center in Dong Nai will play an important role in supporting the region's long-term growth thanks to a shorter, more flexible supply chain and reduced operating costs.
Not only Kuehne+Nagel and LEGO, many foreign corporations are also accelerating capital investment in warehouse projects. Notably, Mitsubishi Estate Company (Japan) has just inaugurated a warehouse in Nam Thuan Industrial Park (My Hanh commune, Tay Ninh province) with an area of over 6.2 hectares. This is Mitsubishi Estate's first logistics project in Vietnam. This enterprise is also implementing a second project in Hai Phong , expected to be completed in 2025. The total investment capital for both projects is about 13.5 billion yen (equivalent to 94.4 million USD), the project in Nam Thuan Industrial Park alone has a capital of more than 1,000 billion VND.
Another giant, Lotte (Korea), is also stepping up its presence in the Vietnamese market. In March 2025, Lotte Global Logistics Vietnam, a subsidiary of Lotte Group, started construction of a cold chain logistics center in Nhon Trach 6 Industrial Park. The project has a scale of 5.5 hectares, with a total capital of nearly 34 million USD, and is expected to provide integrated warehousing and distribution services to FDI corporations when put into operation.
Dong Nai continues to affirm its attraction of foreign capital when in early 2025, this locality granted investment registration certificates to 4 large logistics projects. Notable ones include Mapletree Logistics Park Tam An 1 in Long Thanh, with a total capital of over 101 million USD; Smart Leader No.1 Vietnam in Song May Industrial Park, with a capital of 5.5 million USD; SLP Park Loc An - Binh Son in Loc An - Binh Son Industrial Park, with a capital of over 121 million USD.
In Ho Chi Minh City, recently, there has been a strong interest from many investors in logistics. In addition to large-scale projects in Ho Chi Minh City, the old Binh Duong and Ba Ria - Vung Tau areas (now Ho Chi Minh City) have emerged as potential destinations. In the old Binh Duong, Warburg Pincus (USA) in a joint venture with Becamex IDC is researching a 75-hectare cross-border e-commerce center, integrating high-tech factory areas, air freight warehouses, e-commerce warehouses, bonded warehouses, etc. Also in this area, AP Moller Maersk (Denmark) is interested in investing in a large-scale logistics center for long-term service.
In the old Ba Ria - Vung Tau, in February 2025, the locality signed a memorandum of understanding with DP World Group (UAE) to cooperate in building a free trade center associated with Cai Mep Ha seaport, promising to create a boost for international logistics.
Warehouse investment continues to be "hot" thanks to regional advantages
The fact that investors are interested in and pouring capital into logistics shows that this is a field with much room for development, especially in the context of localities having just completed expanding administrative boundaries and regional infrastructure being increasingly improved.
For example, after merging with Binh Phuoc, Dong Nai has many advantages when Long Thanh airport is about to come into operation. From Long Thanh international airport to Cai Mep - Thi Vai deep-water port (HCMC) is only about 40 km. Thanks to that, Dong Nai has continuously received investment proposals from leading logistics corporations.
In April 2025, at the inauguration ceremony of the LEGO factory, Mr. Niels B. Christiansen, General Director of the LEGO Group, said that the reason for choosing Dong Nai to locate the distribution center is because it is close to the seaport and international airport, helping to exploit the supply chain more effectively than Binh Duong (old).
In a deeper analysis, Mr. John Campbell, Director of Savills Vietnam Industrial Real Estate Services, commented that land and construction costs in Vietnam are still significantly lower than those in regional logistics markets such as Japan, Korea, and Singapore. In addition, the Government's policies to encourage investment in infrastructure and logistics help keep operating costs at a reasonable level, while creating a favorable ecosystem for production and distribution.
More importantly, with its strategic geographical location and access to a large market, the Southern region is becoming an important part of the supply chain restructuring strategy of many international corporations. This is the foundation for FDI capital to continue to flow strongly into warehouse projects, promising to create a boost for logistics development in the coming time.
