In the first 9 months of the year, the number of newly established real estate enterprises increased 3.5 times the number of dissolved real estate enterprises, with 3,394 enterprises, but in fact it still decreased by 52.4% compared to the same period in 2022. As for trading floors, 20% continue to face the risk of dissolution and bankruptcy, 40% are struggling to survive, operating with only a few core staff and trying to hold on, "living on the belief" that the market will recover by the end of 2023.
Real estate businesses that are still operating are facing difficulties in capital sources due to not being able to sell products, not being able to mobilize prepaid capital from customers...
Meanwhile, many investors of some projects are determined to "hold on to the goods" even though they are allowed to return the deposit and the interest incurred when the project reaches the deadline for the commitment to buy back. The market has also begun to see groups of investors ready to join the "hunting for bargain real estate" to prepare for entering a new growth cycle.
"This is an extremely important and decisive period for the transformation of the real estate market. Along with legal and capital bottlenecks, "customer and investor confidence" is the "last barrier" that needs to be resolved so that the real estate market can truly return to a "new normal state " - the report stated.
According to VARS, in the third quarter of 2023, the country recorded more than 250 housing projects for sale, most of which were the next phases of the project, supplying the market with about 20,000 products. Many new projects were opened for sale, other projects had their progress extended... Of which, the new supply was mainly concentrated in the southern market (accounting for 40% of the country).
Currently, the demand for social housing is very large, this helps businesses recover during difficult times and supports low-income people to have the opportunity to settle down.
