Da Nang: 3,300 billion VND to build commercial centers and social housing

DNVN - The People's Committee of Da Nang City has issued a decision approving the investment policy for two projects to build a commercial center and social housing area with a total estimated capital of more than VND 3,300 billion in the Tien Son bridge area (Ngu Hanh Son district).

In Decision 1957/QD-UBND, the People's Committee of Da Nang City approved the investment policy of the commercial center project with a total estimated capital of more than 2,085 billion VND at the land plot coded A2-1 (Tuyen Son residential area, Khue My ward, Ngu Hanh Son district). The project includes 1 high-rise building block with a maximum of 5 floors for a modern commercial center; a maximum of 15-storey tower block for offices, hotels, and accommodation services.

The land was approved for investment in the commercial center project at the head of Tien Son bridge (Ngu Hanh Son district).

The project uses a total land area of over 17,000m2 (the East borders Le Van Hien Street, the West borders the opposite safety corridor, the South borders Tran Trong Khiem Street, the North borders the road leading to Tien Son Bridge). Of which, over 10,300m2 is used to build a commercial center combined with other service functions (offices, hotels, accommodation services); nearly 6,900m2 is used for traffic and green space.

Project duration is 50 years, project implementation progress is 36 months.

The People's Committee of Da Nang City also issued Decision 1942/QD-UBND approving the investment policy of the social housing project at land plot A2-4 Ngu Hanh Son Street and the road leading to Tien Son Bridge (in My An Ward, Ngu Hanh Son District) with a total estimated cost of VND 1,225 billion.

The project has a land area of over 7,000m2, a construction area of about 2,800m2, a residential floor area of about 41,561m2, a maximum of 31 floors. The number of social housing units is about 831 units, designed and built in a closed system, complying with national technical standards, and meeting applicable standards as prescribed by law.

The minimum usable area of each apartment is 25m2, maximum is 70m2; the maximum usable area of each apartment can be adjusted to increase, but the increase must not exceed 10% compared to the maximum usable area of 70m2 and ensure that the proportion of apartments in the project with an usable area of over 70m2 does not exceed 10% of the total number of social housing apartments in the project.

The project's operating period is 50 years from the date the investor is allocated land. The progress of capital contribution and capital mobilization and putting the project into operation is within 3 years from the date the investor is decided to allocate land, decide to lease land to implement the project.

Incentives, investment support and applicable conditions are implemented according to current tax laws and Clause 2, Article 85 of the 2023 Housing Law.
