Da Nang announces 10 commercial housing projects eligible for sale

DNO - According to the Department of Construction of Da Nang, from August 1, 2024 to now, there are 10 commercial housing construction investment projects eligible to open for sale future housing.

In the list just announced by the Department of Construction, there is a project to build technical infrastructure for Thuy Tu tourist urban area (Hai Van ward) with 695 houses (689 villas and 6 townhouses).

Capital Square 3 urban area has 586 apartments in building MAT5-6 and Capital Square 2 (An Hai ward) has 530 apartments in building A2.4 and building A2.6.

The Nam Khang Resort Residences project (Ngu Hanh Son ward) has 18 villas. Mia Plaza apartment project (Lien Chieu ward) has 167 apartments.

Tuyen Son high-rise apartment complex, commercial office and housing (Hoa Cuong ward) has 1,112 apartments. The apartment complex project on the banks of the Han River (Son Tra ward) has 941 apartments.

FPT Plaza 3 Apartment Building Project - FPT Technology Urban Area (Ngu Hanh Son Ward) has 837 apartments. Da Nang Real Estate and Marina Project (Son Tra Ward) has 34 apartments.

Meanwhile, the Con Tien urban area project (Hoi An Dong ward) has 340 townhouses, semi-detached houses and villas.

The Department of Construction notes that in case the investor mortgages all or part of the project/house and wants to sell, he/she must complete the mortgage release procedure for part or all of the project/house and the land use right before signing the housing sale contract with the customer, ensuring compliance with legal regulations.

The first payment for the purchase and sale of future housing must not exceed 30% of the contract value (including the deposit); subsequent payments must be consistent with the construction progress, but the total must not exceed 70% of the contract value when the house has not been handed over to the buyer. No more than 95% of the contract value may be collected when the buyer has not been granted a certificate of land use rights or ownership of assets attached to the land according to the provisions of the law on land.

The Department of Construction also noted that the deposit can only be collected at no more than 5% of the selling price when the house has met all the conditions to be put into business according to regulations...
