Da Nang continues to open for sale 225 social housing apartments

On December 7, Mr. Tran Van Hoang, Deputy Director of the Department of Construction of Da Nang City, announced the opening of social housing for sale in the social housing apartment project at lot B4-2 in Bau Tram Lakeside Green Urban Area.

The number of apartments for sale this time is 225, belonging to buildings CT5 and CT6. The apartment selling price is 16,061 million VND/m2. This price includes 5% value added tax, excluding 2% maintenance fee.

According to Mr. Hoang, the subjects eligible to buy social housing this time are those who do not have a house or land use rights; have not bought, rented or leased to buy social housing; and have not enjoyed housing and land support policies in any form in Da Nang city.

Buyers must have permanent residence registration in Da Nang city. In case of no permanent residence registration, they must have temporary residence registration for 1 year or more and pay social insurance for 1 year or more in Da Nang city.

In addition, the buyer must not be subject to regular income tax under the provisions of the law on personal income tax.

Mr. Hoang emphasized that social housing buyers are not allowed to mortgage, except in the case of mortgaging with a bank to borrow money to buy that apartment, and are not allowed to transfer the house in any form for a minimum period of 5 years from the time of paying off the house purchase price according to the contract signed with the seller.

Buyers are only allowed to resell, mortgage or lease after being granted a Certificate of land use rights, house ownership rights and other assets attached to the land in accordance with the provisions of the law on land.

From the time the social housing buyer is allowed to sell social housing to those in need, in addition to the amounts payable when selling housing according to the provisions of law, the apartment seller must pay the State 50% of the land use fee allocated to that apartment.

In case of selling low-rise social housing, 100% of land use fee must be paid, calculated according to land price issued by Da Nang City People's Committee at the time of selling the house.

The social housing apartment project at lot B4-2 in Bau Tram Lakeside Green Urban Area has the investor being Saigon - Da Nang Investment Joint Stock Company.

The project consists of 6 apartment towers with 1 elevator shaft and 1 common basement for 6 months. The total number of apartments is 1,809, of which 1,165 are social housing apartments for sale, 348 are commercial housing apartments for sale and 296 are social housing apartments for rent.
