Leading the infrastructure race, real estate in the South of Ho Chi Minh City continues to rise in rank
At the end of 2024, the South of Ho Chi Minh City will receive good news when many "trillion" infrastructure projects are simultaneously completed. Not only will it reduce traffic jams and help people travel conveniently, it will also be a "lever" to help the real estate market make a strong breakthrough.
On October 21, 2024, Phuoc Long Bridge on Pham Huu Lau Street, connecting Nha Be District and District 7, officially closed, marking an important milestone in strengthening the connection between these two areas. According to records, all 10 bridge piers have been completed, and the work of installing bridge span girders is being urgently carried out so that the project can be completed by the end of 2024.
When put into operation, Phuoc Long Bridge will reduce traffic congestion on Pham Huu Lau Street, as well as major roads such as Huynh Tan Phat and Nguyen Huu Tho, helping people travel more conveniently.
Phuoc Long Bridge was just completed on October 20, 2024 with outstanding progress, expected to open to traffic at the end of 2024. |
Notably, another "hundred billion" bridge in Nha Be area - Rach Dia bridge, after being closed on September 23, 2024, was also completed with asphalt in October 2024 and is expected to open to traffic in the fourth quarter of 2024, helping to reduce traffic congestion and ensure continuous traffic on Le Van Luong street.
Previously, on October 4, 2024, an underpass branch (HC2) at the Nguyen Van Linh - Nguyen Huu Tho intersection was also officially opened to traffic, marking an important turning point in resolving traffic jams and accidents in the southern gateway area of the city, creating conditions to promote economic development in the new urban area of South Saigon. The remaining tunnel branch (HC1) and related items are also being accelerated, expected to be completed by the end of 2024.
The Nguyen Van Linh - Nguyen Huu Tho intersection is a key traffic project at the southern gateway, with the important task of connecting the center of Ho Chi Minh City with the entire southern region and the western provinces. This event brings hope to local people for a future of smoother, more convenient and safer travel.

Mr. Khanh An, who lives in Nha Be, shared: "Finally, one tunnel branch is completed. Large vehicles move down the tunnel, so there is less traffic jam. I also feel more secure and safe when taking my children to school." Mr. Tien Hung, a public car driver, said that moving through the tunnel is very smooth, without having to jostle with many traffic jams like before, which saves him a lot of time and hopes that the remaining tunnel branch will soon be open to traffic.
At the end of August 2024, the long-awaited Cay Kho bridge project was officially completed, shortening the route from Nha Be to Binh Chanh from 10 km to 500 m. In addition, many other key projects are also being accelerated, expected to "finish" by the end of 2024, such as two "hundred billion" bridges, Rach Dia bridge, Phuoc Long bridge, and the technical opening of Ben Luc - Long Thanh expressway, and the completion of Nguyen Van Linh - Nguyen Huu Tho underpass.
Mr. Thai Hoang Nam - a long-time investor in the South of Ho Chi Minh City shared: "It can be said that this is the "golden" time to invest in this area when key infrastructure projects are "competing" to finish by the end of 2024, thanks to the strong push from the real estate infrastructure here will also increase in value in the near future".
Latest progress of Rach Dia bridge in October 2024 |
With rapid infrastructure development and systematic planning, the South Saigon area is gradually transforming into one of the most livable and investment-worthy areas in Ho Chi Minh City. Investors predict that the real estate value here is expected to continue to increase, following the development of infrastructure and the market economy in the coming period.
According to statistics from the trading floors of a large real estate company in South Saigon, in just the past 6 months, the selling price of apartments in Nha Be and District 7 has increased by 10-15%, and this trend is expected to continue to increase in the coming time. According to the survey, the price of projects on Nguyen Huu Tho street is currently fluctuating from 65-75 million/m2.
With the strong growth of the South, apartments priced under 50 million VND/m2 will quickly become "rare goods" in the near future. Especially products that have advantages in location, quality living space but competitive prices will quickly be well absorbed. Experts also say that infrastructure development is also a challenging "investment problem" for investors who know how to invest at the right value and win the product.
