Resettlement area with serious erosion, selling price still nearly 60 million VND/m2 in Hanoi

After nearly 15 years of operation, the Nam Trung Yen resettlement area (Cau Giay district) is gradually deteriorating, the outer and inner walls of the apartments are flaking, leaking... causing insecurity for many residents.
A6 Nam Trung Yen resettlement area (Trung Hoa ward, Cau Giay district) consists of 4 11-storey buildings with 440 apartments, put into use since 2010. Located in a "golden land" location in Cau Giay district, but only a short time after handover, the 4 buildings quickly deteriorated and have not been maintained or repaired yet.
This is where people from Hang Bo, O Cho Dua, Kham Thien, Nga Tu So streets live... with about 445 households.
Currently, many auxiliary items in some buildings have seriously degraded, the stairs are cracked, many walls are peeling, and long cracks have appeared.
The exterior walls are degraded and shabby, most of the water pipes of the apartments are damaged, causing loss of urban beauty.
Not only is the exterior degraded, many corridors inside the building also have peeling, leaking walls.
According to records at Ms. Nguyen Thi Thu Ha's house (room 808, building A6C, Nam Trung Yen resettlement area), it is known that Ms. Ha moved here from O Cho Dua ward, Dong Da district since 2014.
According to Ms. Ha, her family had only lived there for about 2 years when the water pipes started to break and the walls and ceiling started to peel.
"Because the family doesn't have much money to repair, the entire inside of the house is still the same as when we first received it 10 years ago. To repair the house would cost about 300 million VND, which is impossible for my family," Ms. Ha said.
The lobby area on the first floor is considered the most spacious. According to Ms. Vu Thi Nguyet - Head of residential group No. 51, and Deputy Head of the Management Board of building A6B, we must mobilize contributions from residents to have money to repair the lobby on the first floor. "We hope that the authorities will resolve the problems related to the resettlement area A6 Nam Trung Yen," Ms. Nguyet added.
In the elevator area, the inspection stamp at building A6C expired in 2021.
Despite the serious deterioration of infrastructure, according to a survey on real estate news sites, apartments in the A6 Nam Trung Yen resettlement area are still being sold at prices ranging from 55 to 59 million VND/m2. The reason is that the A6 Nam Trung Yen resettlement area is located in a prime location, the "golden land" of the central district of Cau Giay, close to famous landmarks such as the National Convention Center, Hanoi Museum, Big C Thang Long supermarket and many other state administrative agencies.
