In the Southern region, the real estate market in Binh Duong province is also one of the areas that businesses and investors focus on.
There are many projects that have been chosen by residents and investors to invest in, and in a short time, they have been sold out and have a high occupancy rate, creating densely populated residential areas that help the area develop prosperously.
However, there are still negative aspects due to rapid real estate development, investment acquisition mentality, many projects and constructions are also developed but there are no residents.
Once sought after by many investors, many real estate properties in the New City area near the Binh Duong Provincial Administrative Center are still "closed".
When real estate in Binh Duong province is targeted by many people, prices in many areas are pushed up, people with average income do not have the opportunity to access land. Even in areas far from the center, still deserted, land prices are still inflated to the sky.
Surveying areas such as Thuan An city, Di An, Thu Dau Mot, urban land prices currently fluctuate over 30 million VND/m2, in busy locations, some places are up to 50 - 70 million VND/m2.
In many crowded urban areas of Binh Duong province, real estate prices are skyrocketing.
It is worth mentioning that currently many urban areas have completed infrastructure, even completed beautiful public works, but up to now only a few people live in them. Even many completed projects are left unsold because they are still stuck with unfinished legal procedures.
deserted place
In the area around the administrative center of Binh Duong province, around the areas of Hoa Phu ward, Dinh Hoa ward... Thu Dau Mot city, for many years now, although the administrative center of the New City area has been in operation, it is still sparsely populated.
Talking to Nguoi Dua Tin , Ms. Le Nguyen Phan Thu (from Dong Nai province) said: "Previously, I pooled capital with a friend to open a restaurant serving foreigners in the Binh Duong New City area. But it only lasted for a short time at first because there were few people living in this area, and business was slow, so it closed."
According to Ms. Thu, in the past, many people bought land and rented kiosks to do business, creating a bustling area. However, gradually, people left their houses and left them empty. There are even many abandoned projects, which makes residents not dare to enter the area in the administrative center and mainly go to crowded places to have fun and eat.
According to Nguoi Dua Tin , although the traffic infrastructure in Binh Duong province is built and completed, the real estate projects built and developed here have not yet fully promoted their potential and benefits.
Developed for many years but the project occupancy rate and population in the administrative center of Binh Duong province are still low.
On Le Lai Street, Hoa Phu Ward (Thu Dau Mot City), Dragon Hill Villa Area has nearly a dozen 3-storey villas that have been completed but left vacant, resulting in moss covering the walls and overgrown grass like abandoned houses.
The villas have been built for many years but for some reason the investor has left them empty and wasteful. It is worth mentioning that Dragon Hill Villa Area is only about 1km from the Provincial Administrative Center, surrounded by many constructions and spacious roads but is "abandoned" and degraded, making many people passing by feel sad and regretful.
The villas were built but left abandoned and in disrepair.
Not far away, on Le Duan Street, Hoa Phu Ward, a townhouse project has completed dozens of houses but there are no residents or tenants. A long row of houses are closed tightly, with signs for rent or sale posted but no one cares.
Although it is called New City, apartments, houses and other constructions are still sparse here, not meeting the needs of the people. Some of the few constructions make investors not interested, leading to many being left empty. On the other hand, the price of land and houses here is very high.
This house used to be the headquarters of a real estate company. For some unknown reason, after several years of no one using this house, the items in this building have seriously degraded, no different from being abandoned.
Not only the administrative center of Binh Duong province has the situation of deserted people but also many other areas have similar situations. Although many houses and lands have owners, due to lack of exploitation as well as speculative buying and selling of houses, many project areas have become uninhabited, abandoned, and shabby, affecting the aesthetics.
Rows of houses near the Binh Duong Provincial Administrative Center are empty.
While social housing is facing difficulties in land allocation and slow construction, many people with real housing needs, with the desire to access low-cost housing, encounter a series of difficulties in purchasing and approval procedures... but commercial and construction projects are abandoned and deserted.
This is a rather bitter reality when those who need it don't have it, and those who have it have it for nothing.
