"Finalizing" the plan to handle the Suoi Giua residential area project whose investment policy has just been revoked

Regarding the Suoi Giua Residential Area project, the leader of the People's Committee of Chanh Hiep Ward, Ho Chi Minh City said that he had invited the investor of the Suoi Giua Residential Area project and the residents to work together to agree on a handling plan after the project is revoked.

Accordingly, the investor of the Suoi Giua Housing Project, Asia Investment and Trade Joint Stock Company (Asia Company), had a meeting and dialogue with about 100 residents. These are cases that signed direct cooperation with the investor.

At the meeting, the investor proposed two options: one is to return 30% of the amount people contributed along with bank interest; the investor continues to implement the project on the compensated land, and people will be able to buy back the land.

Option two, people keep 30% of the land value that they have cooperated with at that time, the remaining 70% will be calculated according to the new selling price after calculating the state land tax and current investment costs. This price will be approved by the authorities to ensure the interests of customers.

According to the leader of the People's Committee of Chanh Hiep Ward, the people have chosen option two. Currently, Asia Company will re-apply for investment policy to continue implementing the project. If approved, the new project will have its boundaries adjusted and the land scale reduced. Specifically, the original project had 30.6 hectares, but the investor only compensated 25.4 hectares. Asia Company plans to keep only the compensated land (25.4 hectares) to continue implementing.

It is known that this project has more than 500 customers cooperating to invest, the current difficulty is that customers have sold handwritten papers to each other through many people, making the actual land price much higher than the original price. Meanwhile, the investor only works with those who signed direct cooperation at the beginning and does not work with those who bought back later.

As the Lao Dong Newspaper has reported many times, the Suoi Giua Project was approved for investment by the People's Committee of the former Binh Duong province in March 2008 and the detailed planning was approved by the People's Committee of the former Thu Dau Mot city in February 2010.

In August 2015, the People's Committee of the old Thu Dau Mot City continued to approve the adjustment of the detailed planning 1/500 with an area of over 30.6 hectares. In April 2020, the project was assigned and leased land for the first phase by the People's Committee of the old Binh Duong province with an area of about 10 hectares.

Although the legal procedures were not complete, since 2017 and 2018, the investor has allowed hundreds of customers to sign a series of "reservation and investment cooperation contracts". Up to now, hundreds of customers have paid but have not received the land, the project is still an empty lot.

This project has been prolonged, so there have been continuous complaints, and people often gather at the land to claim their rights. The People's Committee of Chanh Hiep Ward has posted a notice to revoke the investment policy of the Suoi Giua housing project. This notice comes from document No. 3093 dated May 16, 2025 of the People's Committee of Binh Duong province (old).
