Urban land: A safe haven in a volatile market
After two years of strong adjustment, the real estate market is entering a clear restructuring and purification phase. According to data from Batdongsan.com.vn in the third quarter of 2025, instead of focusing on central cities, investment cash flow is shifting strongly to areas with complete infrastructure and land funds with room for development. Particularly in the Quy Nhon area ( Gia Lai province after the merger), the number of transaction records in March and April 2025 increased by 65% over the same period, showing the strong attraction of land products with clear legal status.

Unlike free land, land in urban areas is planned synchronously from the beginning, with complete infrastructure, electricity - water - fire protection, along with a system of utilities and civilized living space. Legal transparency is a prerequisite: There is a 1/500 planning, separate red book for each plot, and permission to transfer and build legally. This makes the product easy to transfer, limits risks and maintains long-term value.
“In the province, people tend to prefer low-rise land because it is easy to settle down and convenient to accumulate assets. They do not like the constraints of apartments, they want to have a living space close to nature, can plant trees, raise pets, and let their children play,” said Minh Tri, an investor from Gia Lai. In reality, while apartments are easily depreciated over time and degrade after 10-15 years, land, especially in well-planned urban areas, increases in value steadily according to the development cycle of infrastructure and population.
Not only suitable for the mentality of saving, urban land is also highly appreciated for its liquidity. Cash flow can be flexibly withdrawn when needed, especially in the period when the market is strongly differentiated. Compared to land in residential areas, land in planning areas is more secure: Less risk of clearance, clear planning, enjoying the full value system of utilities, infrastructure and civilized community. This is also the "safe filter" chosen by veteran investors in the current cycle.
After the 2021-2023 period witnessed many "ghost projects", legal factors have become a "barrier" to protect capital flows. Investors now only choose products that meet the following milestones: 1/500 detailed planning, land allocation decision, red book issuance, construction permit and approval for subdivision and sale of land. Projects that meet all these criteria are not only safe assets but also bring stable profit margins in the medium and long term.
