Lam Dong Department of Construction has just reported and proposed that Lam Dong Provincial People's Committee has not considered the proposal of MOUNT A Investment, Trade and Service Joint Stock Company to build a 5-star hotel on land plot No. 11 Tran Quoc Toan (Ward 1, Da Lat City), right next to the scenic Xuan Huong Lake.

Previously, this company sent a document to the Chairman of Lam Dong Provincial People's Committee requesting consideration and approval to proceed with investment procedures to build a 5-star hotel on a land area of ​​6,360.8m2 at the above address. The scale of the hotel has 7 floors above ground (compared to Tran Quoc Toan Street) and 4 basements; construction density (above ground) 60% and underground density 90%; construction setback: ≥ 6m for Bui Thi Xuan Street and ≥ 10m for Tran Quoc Toan Street.

The land at 11 Tran Quoc Toan (formerly Nguyen Thai Hoc) has the most "prime" location in Da Lat City, located right at the intersection of Bui Thi Xuan and Tran Quoc Toan streets, in front of Xuan Huong Lake, Cu Hill and a few minutes walk from Da Lat market and Hoa Binh center.

This land is originated from DiDaMa Company Limited winning the auction to lease the land use rights and assets on the land with a one-time payment (according to Decision No. 4337/QD-UBND dated December 11, 2015 of the People's Committee of Da Lat City). On November 16, 2021, the People's Committee of Lam Dong province issued a document, in which "approved the policy of transferring the land use rights at this address from Mr. Nguyen Van Tuan to MOUNT A Investment, Trade and Service Joint Stock Company"; at the same time, requested the company to use the land for the right purpose (commercial and service land) and the remaining land lease term....

According to Lam Dong Department of Construction, the land plot at 11 Tran Quoc Toan is within the scope of the Urban Design project for the Xuan Huong Lake landscape area, Da Lat City and the Detailed Planning and Urban Design project, scale 1/500 of the central area of ​​Hoa Binh, Da Lat City with the following planning and architectural criteria: construction density: ≤ 40%; within the setback range < 20m: construction is not allowed; within the setback range: from 20m to under 30m, construction is allowed with a maximum height of 2 floors, from 30m to under 40m, construction is maximum 3 floors, setback range ≥ 40m, construction is maximum 5 floors. Compared with the above regulations, the company's proposal is not consistent with the approved detailed planning and Urban Design.
