About 39 million VND/m2, this is the starting price of the land plots being auctioned in Dong Thai commune, Ba Vi district. However, price is not the only issue that investors need to be concerned about.
Recently, Truong Son Joint Stock Auction Company and Ba Vi District Land Fund Development Center announced that they will organize an auction of 30 land plots in Chau Hum area, Dong Bang village, Dong Thai commune, Ba Vi district, Hanoi city .
Location: Dong Bang village, Dong Thai commune, Ba Vi district. |
Accordingly, the area of each plot of land ranges from 116.1 - 349.7 m2. These are all plots of land intended for long-term rural use.
The starting price of each plot ranges from 4.58 billion VND to over 16.19 billion VND. Note that the deposit for each plot of land is 20% of the total value of the plot of land calculated at the starting price.
The deadline for submitting registration documents to participate in the auction is June 17, 2024. The auction is expected to be held on the morning of June 20, 2024 at the hall of the People's Committee of Dong Thai commune, Ba Vi district, Hanoi city.
Ba Vi is one of the localities that benefits from the Capital planning project for the period 2021 - 2025, with a vision to 2050. Specifically, the Son Tay - Ba Vi area is proposed to be developed as a tourist city.
In particular, Ba Vi is shaped to become a new tourist center in the Northern region. This will be an area focusing on developing ecological urban models, resort urban areas, and agricultural urban areas.
However, the time when Ba Vi is "upgraded" is still very far away. Because the project also clearly states that, in the immediate future, Hanoi will prioritize the establishment of the Northern and Western cities, Son Tay - Ba Vi city will be studied and formed later.
Regarding traffic infrastructure, earlier this year, the Hanoi People's Committee approved the red line of National Highway 32, from the road to Duong Lam ancient village (Son Tay town) to Tay Dang town (Ba Vi district). The road is 5.9 km long and 35 m wide with 6 lanes.
In Ba Vi, this route will pass through Cam Thuong, Dong Quang, Chu Minh communes and Tay Dang town. Of which, Tay Dang town is the closest to Dong Thai commune, about 4 - 5 km away.
In addition, with auctioned plots of land, buyers can be somewhat assured of their legality. However, with other plots of land in Ba Vi district, investors need to be extremely careful. According to statistics from the People's Committee of Ba Vi district, there are 18,865 plots of land that have not been granted red books, including 5,829 plots of agricultural land and 13,036 plots of residential land.
The leader of the district People's Committee said that the reason for this situation comes from the lack of reliable cadastral maps. Currently, the authorities are still using a map made from 1986 - 1991 as a source of documents for issuing red books. However, this map itself has not been accepted and is not very accurate.
In addition, land records have been lost over time. As a result, the authorities continue to lack the basis to confirm the origin of the land. With the instability in management, investors in the area need to pay special attention to legal issues to avoid “losing money and getting into trouble”.
