Statistics from the Ministry of Construction also show that the volume of real estate transactions, including apartments, individual houses and land plots, continues to increase. In the second quarter, there were about 157,021 transactions, an increase of 116.6% compared to the number of 134,634 transactions in the first quarter of 2025; of which, the volume of apartment and individual house transactions had 34,461 successful transactions (equal to 102.61% compared to the first quarter of 2025 and equal to 133.1% compared to the same period in 2024); the volume of land transactions had 122,560 successful transactions (equal to 121.3% compared to the first quarter of 2025 and equal to 98% compared to the same period in 2024).
The real estate inventory in projects in the second quarter of 2025 is about 25,294 units/plots, including apartments, individual houses, and land. Of which, land inventory leads with 11,717 plots, followed by individual houses with 10,290 units and 3,287 apartments. Thus, the real estate inventory tends to increase slightly compared to the first quarter of 2025; in which, for individual houses, it is about 109% compared to the first quarter of 2025, land is 100.3% and apartments are 140.5% compared to the first quarter of 2025.
The Ministry of Construction said that the real estate sector in the second quarter of 2025 is assessed by experts and investors as stable and will develop steadily in the coming time, especially since the National Assembly and the Government have promptly issued important legal documents on the implementation of mergers and reorganizations of administrative units with the aim of streamlining the apparatus, improving the effectiveness and efficiency of state management; at the same time, creating favorable conditions for socio -economic development such as Resolution 202/2025/QH15 dated June 12, 2025 on the reorganization of provincial-level administrative units of the National Assembly.
Accordingly, the conversion of the local government model from 3 levels to 2 levels is expected to bring many positive impacts to the economy in general and the real estate sector in particular. For example, when localities focus on developing new administrative centers, there will be adjustments in regional planning, traffic infrastructure planning, socio-economic development planning, etc.
