Apartment A5 is a part of Tan Thang Sports and Residential Complex Project with a total area of up to 80,298m2 located in Son Ky Ward, Tan Phu District, Ho Chi Minh City. The project of the real estate investor from Malaysia includes sub-items with a construction area of 30,876 m2, a total floor area of 250,313 m2 (excluding basement and roof area), maximum height to the roof floor of 47.95m.
The entire project is divided into 3 large areas A, B, V including many blocks of buildings, in addition to a mini clubhouse with many utilities for various purposes. Specifically, 4 blocks A1, A2, A3, A4 are 15 floors high with a total of 688 apartments; 3 blocks B1, B2, B3 are 15 floors high with a total of 547 apartments; 9 blocks V1 to V9 include 5-storey apartments and a total of 98 apartments.
Through the process of checking and appraising legal documents, the State Appraisal Department of Construction Quality (Appraisal Department) has officially approved the completion and acceptance results of Gamuda Land Joint Stock Company (HCMC) for the A5 Apartment Complex. In addition to the acceptance work, the Appraisal Department also requested the Investor to review, collect and archive quality management records and project completion records according to the provisions of Appendix VIB of Decree No. 06/2021/ND-CP.
Also according to Notice No. 96/GD-ATXD/HT, the Appraisal Department requires Gamuda Land to continue to organize the management, operation and exploitation of the project in accordance with the design function approved by the competent authority in accordance with the provisions of law, and at the same time commit to fully implement the contents of the contract signed with the customer and be responsible for controlling, ensuring safety, environmental sanitation and fire and explosion prevention during the process of customers completing the installation of equipment inside the kindergarten and apartment.
Specifically, when put into operation, Gamuda Land is responsible for implementing the provisions in Clause 3, Article 23 of Decree No. 06/2021/ND-CP dated January 26, 2021 of the Government, including detailed regulations on a number of contents related to quality management, construction and maintenance of construction works, and strictly comply with Clause 5, Article 11 of Decree No. 35/2023/ND-CP dated June 20, 2023 of the Government amending and supplementing a number of articles of the Decrees under the state management of the Ministry of Construction .
Regarding maintenance work, it is also clearly stipulated that the Investor Gamuda Land is responsible for making a maintenance plan and organizing periodic maintenance for the project during exploitation and use according to the provisions of Section 2, Chapter III of Decree No. 06/2021/ND-CP dated January 26, 2021 of the Government detailing a number of contents on quality management, construction and maintenance of construction works.
In addition, Gamuda Land continues to maintain the fire prevention and fighting safety conditions of the project that have been accepted during the operation and exploitation process and ensures compliance with the fire prevention and fighting regulations of the law; prioritizing environmental protection according to the law during the operation, exploitation and use of the project is also the responsibility of the Investor for this A5 Apartment Complex project.
The investor Gamuda Land and the contractors participating in the construction of the project also commit to ensure responsibility for the accuracy, honesty and suitability of items such as: Design documents compared to Technical Standards, Completion drawings compared to approved design documents or Completion documents of the project compared to the provisions of law and are responsible for the results of the acceptance of the quality of the project.
