Adjusting the planning of Hanoi Software Technology Park Urban Area

Kinhtedothi - Hanoi People's Committee issued Decision No. 140/QD-UBND dated January 9 on approving the Local Adjustment of the Detailed Planning of Hanoi Software Technology Park Urban Area, scale 1/500 at land plot code A3/CT2.

Perspective of Hanoi Software Technology Park project

Regarding location and boundaries: The land plot for local planning adjustment research belongs to the administrative boundary of Viet Hung ward, Long Bien district. The Northwest borders Dao The Tuan street, the Southwest borders Vu Duc Than street, the Northeast borders the land plots of the Junior High School and Kindergarten, the Southeast borders the land plot with the function of isolated green space.

The scale of the study to establish local adjustments to the detailed planning has an area of ​​about 16,395m2.

Adjustment objective: to specifically implement the N10 urban zoning plan at a scale of 1/2,000 approved by competent authorities.

Locally adjust the land plot planning to exploit and effectively use land funds, create a suitable landscape environment in harmony with the general landscape, improve microclimate conditions, enhance the quality of living environment, specify basement data for parking for project and area residents, and enhance utility.

Serve as a legal basis for establishing construction investment projects according to approved planning and as a basis for management agencies and local authorities to manage construction according to the provisions of law.

Adjustment principles: maintain the scope, boundaries, and functions of the land plot, and the architectural planning indicators according to the approved detailed planning, adjust the organization of landscape architectural space, reduce the population size, and at the same time specify the number of basements and the size of the basement floor area at the land plot to meet the parking needs of the project and support the surrounding area, without affecting the social infrastructure indicators, technical infrastructure, and traffic network in the area.

Allowing to adjust the corresponding contents of land plot A3/CT2 in the Detailed Planning of Hanoi Software Technology Park Urban Area, scale 1/500 approved by the City People's Committee in Decision No. 3834/QD-UBND dated August 4, 2010.

In addition, comply with the National Technical Regulations and current Design Standards. Other contents not subject to local adjustment are kept unchanged according to the Detailed Planning of the Hanoi Software Technology Park Urban Area, scale 1/500 approved by the City People's Committee in Decision No. 3834/QD-UBND dated August 4, 2010 and other relevant decisions and regulations of competent authorities.
